What drives the price

The number of rooms, not the square metres

The most common miscalculation: effort does not scale with area but with the number of rooms, doors and level changes. A 200 square metre open-plan office is captured faster than a 120 square metre flat with eight small rooms, because a standpoint has to be set up eight times. Rambling period buildings with corridors and alcoves therefore regularly cost more than the floor area alone suggests. When you enquire, the room count is more helpful than the living space.

Accessibility and occupancy

A vacant property with the key at the agent is the cheapest case. It becomes more expensive when work has to happen outside operating hours, when keys must be collected from several parties, or when tenants have to be coordinated. In occupied flats, personal belongings must be out of sight and people must not be recorded identifiably – that costs coordination before the appointment and sometimes rework afterwards. These points have nothing to do with the property itself but noticeably affect the price.

The intended use determines the level of detail

A capture for marketing tolerates a different level of detail from one serving as a survey basis or construction documentation. Selling is about effect, documentation about completeness – there the plant room, cellar and the corner behind the cupboard belong in it too. Anyone wanting both from one capture should say so before commissioning. Areas missing afterwards can only be added with a second appointment, and that costs more than the extra effort would have cost the first time.

Bundling lowers the price per service

The largest single item is often not the service itself but travel and scheduling. Combining photos, tour, survey and aerial shots into one appointment costs considerably less for the second and third service than commissioning them separately. The same applies to several properties in one location. Where commissioning is predictable across the year, a framework agreement with fixed terms is almost always cheaper than individual orders – and it shortens lead times considerably because the coordination falls away.

What the price should include

When comparing offers, look for the items that are often missing: travel and journey time, post-processing, the number of revision rounds included, usage rights for print and online, hosting duration for tours, and the cost of later changes. Usage rights in particular are underestimated – a cheap offer covering only use in your own brochure becomes expensive as soon as the material is to appear on portals and social media. Calculate not the quoted price but the cost to a usable result.

Why we quote ranges rather than fixed prices

A single price for an unseen property implies a precision nobody can seriously provide. Two properties of identical area regularly differ in effort by a factor of two. We therefore quote entry prices and explain what moves the price beyond them. Where a provider quotes an exact fixed price for an unseen property, either a generous buffer is built in or supplementary charges follow. For a binding offer a short briefing is usually enough – and that is normally available within one to two working days.

Are the prices stated net or gross?

All figures are net, plus statutory VAT. For private clients we show the gross amount separately in the quotation.

Are travel costs added?

Within our service areas, travel and journey time are included in the prices stated. For properties outside them we show travel costs transparently before commissioning, so no surprise appears in the quotation.

What does a 3D tour cost for a normal flat?

For a three- to four-room flat, a Matterport tour typically sits around the entry price of €199. The room count is decisive: with eight or more rooms, several levels or additional cellar areas, the effort rises accordingly. We give you a reliable figure after a short briefing covering room count, floors and access.

What do drone shots for a property cost?

Aerial imagery starts at €199 and includes photos plus short video sequences from several altitudes and angles. The price covers the certified pilot, insurance and checking the permit situation at the location. It becomes more involved for properties in restricted zones, where an individual permit is required – we clarify that in advance rather than on the day.

What does virtual home staging cost per image?

Digitally furnishing a room starts at €59 per image. That includes selecting suitable furnishings, inserting them in correct perspective, and one revision round. It becomes cheaper across several images of the same property, because style and colour scheme only have to be defined once. All results are labelled as visualisations – legally required and part of our delivery.

Are there discounts for several properties?

Yes. With several properties in one location or regular commissioning across the year, travel and setup are spread and established routines shorten post-processing. The price per property then sits noticeably below the individual price. For agents and developers with predictable volume we agree framework terms with fixed prices and shorter lead times.

How quickly do I get a binding quotation?

Usually within one to two working days. Helpful for a precise quotation: approximate area, number of rooms and floors, whether the property is occupied or empty, how access is arranged, and what the result will be used for. Existing floor plans speed up the assessment further.

Are usage rights included in the price?

Yes. You receive usage rights for your marketing – brochure, your own website, property portals, social media and printed documents. There is no time limit and no additional licensing when you use the material on a further channel. For transfer to third parties, such as a developer or investor, please speak to us.
