1. As-built documentation for the ESG retrofitting
The energetic refurbishment of the building stock to achieve climate goals (ESG compliance) is the mammoth task of the institutional real estate industry. To plan MEP concepts (mechanical, electrical, and plumbing systems) such as new ventilation routes or heat pump cascades, a rough room sketch is not sufficient. The LiDAR scanner scans the entire building structure with millions of laser pulses per second. The result is an exact digital imprint of reality. Every beam, every pipe, and every wall inclination is captured with millimeter precision. Planners can measure directly on the screen and integrate their new systems into the existing structure without collisions (clash detection).
2. Scan-to-BIM: The turbocharger for building planning
The point cloud is just the beginning. For advanced asset management workflows, we can convert the raw scan data into intelligent 3D models (Scan-to-BIM) upon request. Instead of millions of individual points, you see parametric objects in the model: a pipe is a pipe with a defined diameter, a wall has material properties. This BIM standard (Building Information Modeling) is already often required for public tenders and is needed for modern CAFM systems (Computer-Aided Facility Management) in ongoing building operations. A comprehensive laser scan documents the property on the reference date in a way that is legally admissible and incorruptible. Settlements in the ground, tilting of facade elements, or deviating area measurements (DIN 277) are ruthlessly revealed. The investor can conveniently check the point cloud or the digital twin generated from it at the desktop, without having to fly across Europe multiple times with a team of experts.
