The Challenge
The renowned project development company Sanierungspartner Meerbusch faced the challenging task of energetically renovating, modernly converting, and subsequently remarketing a historically grown, four-story residential and commercial building in a central location in Meerbusch. Meerbusch is considered one of the most affluent locations in the immediate catchment area of Düsseldorf, which is why the expectations of potential tenants and buyers regarding amenities, accessibility, and architectural quality in the premium segment were extremely high. However, the planners' main problem was the poor documentation of the existing structure. The only available construction drawings dated back to the late 1950s. Over the decades, numerous small renovations, wall openings, and changes in use had been carried out in the building without ever being updated in the official plans. For proper and collision-free MEP planning (Mechanical, Electrical, and Plumbing), the integration of a new elevator shaft on the courtyard facade, and the installation of modern, custom-made window fronts, a centimeter-accurate planning basis was absolutely necessary. Manual measurement methods using laser measuring devices and tape measures quickly reached their limits due to slanted walls, uneven ceiling thicknesses, and winding staircases. Incorrect measurements in advance would have had disastrous consequences: pre-ordered, expensive construction elements such as windows and elevator components would not have fit on site, leading to weeks-long delays, costly rework, and a massive loss of trust among future commercial tenants on the ground floor – including an established pharmacy.
Our Solution
To completely eliminate these risks and create a reliable planning basis, the renovation partners commissioned Meerbusch FotoEstate for a comprehensive 3D survey and a highly precise laser scanning of the entire property. Our measurement technicians deployed the latest terrestrial 3D laser scanners and mobile SLAM scanners (Simultaneous Localization and Mapping). In a very short time, they recorded the building without gaps: all interior rooms, the basement, staircases, the exterior façade, as well as the complex roof structure. The scanners emitted millions of laser points per second, thus generating an extremely dense, millimeter-accurate 3D point cloud of the entire property. These raw data were then processed in our post-production. We cleaned up the noise and combined the scans of the different floors into a consistent digital twin. Based on this point cloud, we produced not only precise, two-dimensional CAD as-built plans (floor plans, sections, elevations) but also a three-dimensional BIM model (Building Information Modeling) in IFC format. This model accurately represented the geometric reality of the old building, including all wall inclinations, differences in ceiling heights, and beam alignments. Architects and MEP planners were able to directly import the model into their planning software and digitally simulate the renovation measures without any collisions.
The Result
The results of the 3D laser scanning carried out by FotoEstate were crucial for the success of the entire construction project in Meerbusch. Thanks to the millimeter-accurate data base, there were no planning errors or collisions between the new utility lines and the existing structure throughout the entire construction and installation phase. The elevator shaft and the custom-made window fronts fit perfectly on the first try, thus avoiding expensive construction stoppages and custom-made solutions afterward. The renovation partners in Meerbusch were able to reduce the total construction time by 20 percent. This time gain had an immediate positive effect on marketing. The pharmacy on the ground floor was able to take over its space on time and start operations without any loss of revenue. The condominiums on the upper floor were also notarized quickly due to the rapid construction progress and the high transparency of the plans. Project Deep Dive: Process & Details
The initial situation: A demanding marketing
Meerbusch is known for its first-class quality of living and attracts a discerning, affluent clientele. The renovation partners in Meerbusch recognized the potential of a centrally located residential and commercial building, which, however, had become very outdated. The goal was a comprehensive revitalization: an energy-efficient renovation according to KfW standards, barrier-free access to all floors, and the creation of modern, bright layouts. On the ground floor, attractive commercial spaces for local service providers were to be created, while the upper three floors were to be converted into high-quality condominiums. For successful marketing in this prime location, a first-class final result was mandatory. Every detail of the planning had to be correct. But the foundation of the planning wavered: the existing plans were incomplete and showed significant deviations from reality. Walls were thicker than drawn, niches were completely missing, and floor heights varied from room to room. Without an exact survey of the existing structure, serious cost calculation and detailed planning were impossible. The risk of unforeseen additional costs during the construction phase was extremely high, as in an old building any deviation from the plan leads to chain reactions and delays.
The hurdle: Overcoming uncertainty in potential customers
The biggest hurdle for sales and planning was the uncertainty. Potential tenants for the commercial spaces, such as the operator of the planned pharmacy, needed precise measurements for planning their laboratory equipment and sales counters. Based on the old plans, they did not want to sign binding lease agreements, as every missing centimeter could jeopardize the official approval of the pharmacy. There was also skepticism among private buyers interested in the apartments (a classic hesitation that we can also reduce in pure new-build projects through high-end real estate rendering as in Burgdorf, but here required certainty about the existing structure). They wanted to know exactly how the accessible bathrooms were laid out and whether the planned elevator access led directly into the apartments. Conventional manual measurements would have taken weeks and been prone to errors, as slanted walls and irregular angles are hardly possible to capture accurately by hand. The renovation partners faced the problem that sales were delayed and important contracts could not be concluded, which blocked the banks’ financing approval. A quick, precise, and transparent solution for all parties to record the existing structure was urgently needed to move the project forward.
The concept: Visual excellence and attention to detail
The surveying concept developed by FotoEstate relied on the complete digitization of the building structure. Instead of point-specific measurements, we planned seamless 3D laser scanning to create a centimeter-accurate 'digital twin' of the property. The concept aimed to capture the building from both outside and inside in a single, highly efficient pass. This was intended not only to document the visible surfaces but also important structural elements such as beams, columns, and the historic roof truss. The resulting point cloud was to serve as the basis for two-dimensional CAD drawings and a three-dimensional BIM model. This BIM model enabled architects to virtually plan renovation measures and check for collisions. For instance, the installation of the elevator shaft could be digitally simulated in advance to see if it would collide with existing foundations or utilities. This well-thought-out concept guaranteed maximum planning reliability for all trades and at the same time created a transparent data basis for negotiations with tenants and buyers.
The Implementation: Technology Meets Craft
The implementation of the 3D surveying in Meerbusch was carried out by a specialized team from FotoEstate. We used a combination of stationary terrestrial laser scanners for maximum precision in the main rooms and the facade, as well as mobile hand scanners for the angled basement and roof areas. In total, over 200 scan positions were recorded in a single day. The scanners generated a point cloud of over one billion individual points. Each measurement was linked with high-resolution HDR photos to assign real color values to the points. In post-production, the scans were registered and georeferenced. On this basis, our CAD designers created the 3D BIM model in Revit format. Architectural features of the old building, such as irregular wall thicknesses and slanted ceilings, were modeled exactly and not idealized. The completed CAD plans and the 3D model were made available to the client on an online platform, allowing all project participants – from the architect in Meerbusch to the investor in Berlin – to have immediate access to the data.
The result: A flawless marketing success
The result of the 3D survey was a complete success for the renovation partners in Meerbusch. The planning phase could be significantly shortened, as all specialist planners had access to the same, absolutely reliable data basis. During the construction phase, there were no unpleasant surprises or delays due to incompatible components. The pharmacy on the ground floor was able to take over its premises as planned and open on time. The condominiums were completely sold within a very short time thanks to the precise plans and the high transparency of the construction execution. The digital twin serves the client and the owners as a valuable tool for facility management and future renovations even after completion.
