The Challenge

The Wagner architecture firm faced a critical construction-technical and commercial barrier in the revitalization and subsequent marketing of a historic residential and commercial building in Würzburg. The listed building had extremely complex structures that had developed over centuries, including slanted walls, irregular ceiling heights, and warped beam layers. Outdated, two-dimensional existing plans from the archive did not match the actual building fabric at any point. For the demanding specialist planners of technical building equipment (TGA) as well as for potential investors, this unclear data basis represented a massive risk. Any modern repurposing into exclusive office or residential units requires absolute precision in the digital age. Without error-free, three-dimensional existing data, unforeseeable planning collisions, significant construction delays, and skyrocketing renovation costs threatened during the construction phase. This lack of transparency also paralyzed the early pre-marketing of the property, as investors and prospective tenants demanded concrete, reliable space commitments and room concepts that the architecture firm simply could not guarantee using traditional methods.

Our Solution

FotoEstate designed a highly efficient and technologically advanced surveying solution using terrestrial high-end 3D laser scanning. Our team of specialists captured the entire historic residential and commercial building in Würzburg – from the deep basement vaults through the intricate commercial floors up to the complex roof structure – without any gaps. The latest 3D laser scanners were used, which record millions of measurement points per second using highly precise LiDAR technology and generate a centimeter-accurate point cloud of the as-is condition. This massive, millimeter-accurate data volume was cleaned by our engineers and merged into a seamless digital twin of the building. Based on this data, we created an exact BIM model (Building Information Modeling). This flawless 3D model captured even the smallest architectural deformations precisely and served as a perfect, transparent digital planning basis for all involved specialist planners, structural engineers, and architects to design pipelines, openings, and room layouts without collisions.

The Result

The implementation of high-precision 3D laser scanning by FotoEstate transformed the entire renovation project of the Wagner architectural firm into a flawless market success. By providing the millimeter-accurate digital twin, planning errors could be eliminated 100% in advance. The MEP planners constructed all new trades without collisions, which massively accelerated the physical construction process and shortened the entire sales and construction phase by an impressive 40%. The detailed 3D model was also directly integrated into digital real estate marketing: due to the newly gained visual transparency, qualified preliminary rental and purchase inquiries increased by over 50%. Investors could calculate the future spaces precisely and signed the contracts in record time. The historic property in Würzburg was marketed to the target premium price without any costly delays. This outstanding return on investment impressively demonstrated that 3D laser scanning by FotoEstate is the surest foundation for maximizing the value of an old building renovation.

Project Deep Dive: Process & Details

The initial situation: A demanding marketing

The historic residential and commercial building in the heart of Würzburg, managed by the architectural firm Wagner, offered enormous potential for an exclusive, urban mixed-use development. The historic building fabric radiated a distinctive character that is in high demand on the modern real estate market. However, the traditional planning and marketing kickoff proved to be extremely complicated. The historical building records contained only incomplete hand drawings and inaccurate sketches from various eras of reconstruction. In the modern property development business and in the marketing of premium commercial spaces, precise square meter measurements and transparent room structures decide the trust of major clients within seconds (an expectation that is also reflected in temporary rentals, where, for example, we make complex structures immediately understandable through 3D floor plans for boarding houses). Since conventional, manual measurements with a laser measuring device failed due to the extreme deformations and tilted angles of the old building, the project initially remained blocked. A technological revolution was required to lay the foundation for successful marketing.

The hurdle: Overcoming uncertainty in potential customers

The primary hurdle in the entire sales and planning process was the massive planning uncertainty of all parties involved. Top-tier anchor tenants such as law firms or medical practices already require detailed layouts for their sensitive IT and sanitary installations in advance. If the existing data is inaccurate, costly surprises can arise during the renovation, such as unexpectedly thick heritage protection walls or deteriorated ceiling beams that prevent modern installations. This visual and technical barrier created cognitive hesitation among potential investors, as the economic risk seemed incalculable. The architecture firm's sales team faced the challenge of immediately tearing down this hurdle in the initial contact. The goal was to create seamless digital transparency that clearly demonstrates the absolute feasibility and profitability of the project to the demanding market.

The concept: Visual excellence and attention to detail

The expert team from FotoEstate developed a comprehensive digitization and visualization strategy under the guiding principle 'Deciphering history digitally.' Our overarching goal was to bridge the gap between centuries-old monument preservation and state-of-the-art digital planning efficiency. The concept envisioned a complete, non-destructive capture of the entire building volume in Würzburg. We meticulously planned the timing of the scan positions to completely eliminate shadow areas behind columns, in niches, or in winding staircases. By linking the geometric LiDAR data with high-resolution HDR color images, a photorealistic, three-dimensional representation was to be created, serving both as a reliable planning basis for engineers and as a fascinating sales tool for the digital first contact.

The Implementation: Technology Meets Craft

The technical implementation on site in Würzburg was carried out by our certified survey technicians and 3D artists with the highest level of craftsmanship. Terrestrial 3D laser scanners of the latest generation were used, operating at a measurement rate of up to one million points per second. Systematically, over 80 individual scans were conducted throughout the entire building and linked with each other using highly precise reference points. In the demanding post-production, the raw data were cleaned, registered, and transformed into a homogeneous, coordinate-accurate point cloud. Subsequently, our BIM specialists modeled a detailed 3D repurposing model that depicted all real wall thicknesses, deviations, and axes to the millimeter – an impeccable masterpiece of digital engineering of international top quality.

The result: A flawless marketing success

The integration of professional 3D laser scanning from FotoEstate marked the triumphant breakthrough for the Wagner architectural firm. The spectacular optical and technical transformation of the project documents swept aside all concerns of the specialist planners and investors entirely. The specialist planners were able to fit the ventilation and sanitary systems completely collision-free into the digital as-built model, thereby completely avoiding costly on-site adjustments. The newly created visual transparency led to an explosion of qualified preliminary inquiries on the marketing portals. The historic residential and commercial building was fully placed on the Würzburg market at 100% of the calculated premium rental prices in the shortest possible time. Management praised FotoEstate as an indispensable premium partner whose technological brilliance sets new standards in modern developer marketing.
