The listed building had extremely complex structures that had developed over centuries, including slanted walls, irregular ceiling heights, and warped beam layers. Outdated, two-dimensional existing plans from the archive did not match the actual building fabric at any point. For the demanding specialist planners of technical building equipment (TGA) as well as for potential investors, this unclear data basis represented a massive risk. Any modern repurposing into exclusive office or residential units requires absolute precision in the digital age. Without error-free, three-dimensional existing data, unforeseeable planning collisions, significant construction delays, and skyrocketing renovation costs threatened during the construction phase. This lack of transparency also paralyzed the early pre-marketing of the property, as investors and prospective tenants demanded concrete, reliable space commitments and room concepts that the architecture firm simply could not guarantee using traditional methods.
Our Solution
FotoEstate designed a highly efficient and technologically advanced surveying solution using terrestrial high-end 3D laser scanning. Our team of specialists captured the entire historic residential and commercial building in Würzburg – from the deep basement vaults through the intricate commercial floors up to the complex roof structure – without any gaps. The latest 3D laser scanners were used, which record millions of measurement points per second using highly precise LiDAR technology and generate a centimeter-accurate point cloud of the as-is condition. This massive, millimeter-accurate data volume was cleaned by our engineers and merged into a seamless digital twin of the building. Based on this data, we created an exact BIM model (Building Information Modeling). Since conventional, manual measurements with a laser measuring device failed due to the extreme deformations and tilted angles of the old building, the project initially remained blocked. The technical implementation on site in Würzburg was carried out by our certified survey technicians and 3D artists with the highest level of craftsmanship. Terrestrial 3D laser scanners of the latest generation were used, operating at a measurement rate of up to one million points per second. Systematically, over 80 individual scans were conducted throughout the entire building and linked with each other using highly precise reference points.
