The extensive industrial site was to be prepared for modern, mixed commercial use and sold to demanding B2B clients. The greatest structural challenge was that there were no reliable planning documents or digital CAD data available for the decades-old building. The historical paper plans showed significant deviations from the actual building fabric, as various structural modifications had been made over the years. Our Solution

FotoEstate realized, as a technological spearhead, a seamless 3D survey using high-precision 3D laser scanning (LiDAR) to create a centimeter-accurate digital twin of the Nuremberg industrial hall. Our specialized team of survey technicians scanned the entire area – including all interior spaces, the complex piping systems under the ceiling, and the entire exterior facade – from strategically positioned points to completely eliminate shadows. Terrestrial high-end laser scanners were used, capturing millions of highly precise measurement points per second and combining them into a dense, color-rich 3D point cloud. From these massive datasets, our CGI specialists modeled a fully parameterized BIM model (Building Information Modeling). This digital representation contained all architectural and technical details of the hall. For marketing purposes, we enhanced the model with interactive elements, allowing potential buyers not only to virtually walk through the hall but also to take precise measurements directly in the browser for their planned machine aisles or office structures.

Industriebau Nordbayern owned an impressive former production hall whose historic industrial architecture exuded a lot of charm. However, selling it through traditional broker channels proved to be extremely difficult. Without digital plans, the sale was like flying blind for both sides. Conventional, purely aesthetic wide-angle photographs could not convey the structural condition of the huge property. B2B customers and project developers are not impressed by attractive pictures; they need valid, metric data to assess the feasibility of their individual usage concepts. An innovative tool that bridges this gap was missing.

The hurdle: Overcoming uncertainty in potential customers

The biggest hurdle in the entire sales process was the deep-seated uncertainty of potential buyers regarding hidden structural limitations. For a hall of this age, architects and planners of the prospective buyers repeatedly faced the same critical questions: Are the clearance heights sufficient for modern logistics vehicles? What is the exact load-bearing capacity of the roof truss for the installation of ventilation systems? Since no reliable sections or elevations existed, it was understandable that the prospects hesitated to invest significant resources in a more thorough examination. The concept: Visual excellence and attention to detail

The team from FotoEstate developed a comprehensive concept for a digital survey that combined technological precision with maximum user-friendliness in marketing. The goal was to provide the customer not just with bare tables, but with a highly visual and at the same time absolutely precise spatial tool. Our concept envisaged capturing the entire industrial hall geometrically using laser scan technology. From the resulting point cloud, an interactive 3D model was to be generated, which serves both as a reliable planning basis for engineers (CAD/BIM) and as an intuitively operable viewing tool in the online exposé for the management level of investors.

The Implementation: Technology Meets Craft

The technical implementation on-site in Nuremberg required the utmost engineering precision. Our scan team positioned the LiDAR laser scanners at over 80 precisely measured locations throughout the entire hall as well as on the outdoor grounds. Each scan captured a seamless 360-degree profile of the environment with sub-millimeter accuracy. At the same time, high-resolution HDR photographs were taken to assign photorealistic color information to the geometric point cloud. In the subsequent post-production, the individual scan data were combined into a global coordinate system using specialized registration software. From this, our experts extracted dimensionally accurate 2D floor plans, longitudinal sections, and a comprehensive 3D model that perfectly reflected all structural conditions of the Nuremberg production hall.
