The operational management of extensive logistics centers, highly complex industrial facilities, hospitals, or huge corporate campuses harbors an often underestimated cost trap: unproductive search time (wrench time). When external maintenance personnel, new employees, or emergency responders are unfamiliar with the building, valuable working time is wasted in sheer disorientation. Traditional 2D evacuation plans or complex building floor plans reach their cognitive limits in stressful or emergency situations. FotoEstate solves this problem through spatial computing. Our augmented reality (AR) indoor navigation projects an intuitive, error-free visual guidance system in real time onto the user’s smartphone display. We merge your physical space directly with your digital CAFM processes (computer-aided facility management), thereby creating unprecedented operational efficiency throughout the building lifecycle.

1. Visual SLAM Technology: Centimeter Accuracy Without Hardware Infrastructure

The biggest hurdle of traditional indoor positioning systems (IPS) has always been the hardware. Installing hundreds of Bluetooth beacons (BLE) or calibrating Wi-Fi triangulation (RTT) is expensive to acquire, extremely maintenance-intensive (battery replacement), and often inaccurate. Our AR navigation uses a radically different approach: Visual SLAM (Simultaneous Localization and Mapping). We scan your building in advance with mobile 3D LiDAR scanners and generate a visual point cloud. The user's smartphone then matches the live camera image with this point cloud in milliseconds (edge computing). The result is centimeter-accurate localization – completely without the installation of physical beacons, routers, or cables on the walls.

2. Deep Linking: From the CAFM Ticket directly to the defective system

The real ROI (Return on Investment) arises in process integration. Imagine an air conditioning unit in the 4th basement reporting a malfunction. The CAFM system (e.g., PlanRadar, ServiceNow, SAP) automatically generates a work order for the external service provider. This order contains a deep link. The technician clicks on this link, the smartphone camera opens, and a virtual blue AR line guides them from the main entrance through the stairwell exactly to the unit that needs to be repaired. No accompaniment by security, no phone calls for directions – the process is streamlined to the maximum.

3. IoT Data Overlays: When the Room Talks to the Technician

AR navigation does not end at the target machine; it really starts there. When the technician is in front of the defective TGA module, we can display so-called AR overlays (holographic dashboards). These float virtually in the space next to the system. Via API interfaces with your building management system (BMS) or IoT sensors, we visualize live data such as water pressure, operating temperature, last maintenance cycles, or directly show a 3D exploded model of the machine. This augmented reality approach transforms abstract data into immediately usable, spatial context and massively reduces the error rate in maintenance.

4. HSE compliance, security zones, and accessibility

An intelligent routing network thinks along. Our architecture takes into account different access levels (Role-Based Access Control). A visitor is guided through representative corridors to the lobby, while the cleaning crew navigates via service elevators. At the same time, highly sensitive security zones (e.g., server rooms, research laboratories) can be defined as no-go areas in the routing graph. For accessibility (inclusion), the system offers alternative routes: as soon as a user activates wheelchair mode, stairs are automatically bypassed and ramps as well as elevators are prioritized. In the event of a fire (HSE), dynamic routes to the nearest safe emergency exits can be displayed.

5. Frictionless WebAR: No app download required

The acceptance of digital solutions stands or falls with the entry barrier (friction). No external craftsman or trade fair visitor wants to download a 200-megabyte building app just to navigate once. We therefore fully rely on WebAR technology. Physically placed QR codes at central nodes (entrance doors, elevators, reception) serve as 'portals'. A quick scan with the standard camera app is sufficient, and AR navigation starts directly in the mobile browser (Safari, Chrome) without noticeable loading time. This absolute platform independence guarantees 100 percent scalability for your real estate portfolio.
