Prospective buyers shied away from the seven-figure purchase price because the empty rooms without furniture conveyed no atmosphere. After three months on the portals, there was not a single viewing appointment. The owner was under pressure because he wanted to reinvest the proceeds in a new project. Physical home staging failed due to the costs and the difficult logistics on the fifth floor without an elevator (a typical reason why real estate agents should use virtual home staging).

In the heart of the historic district, there was an extraordinary real estate property: a penthouse on the top floor of a lovingly renovated Art Nouveau building. However, the initial enthusiasm of the real estate team quickly faded when it turned out that the sale of the property faced an unexpected barrier: the penthouse was completely empty. And bare, stark screed combined with white walls radiated anything but cozy luxury. The exclusivity was completely lost in the emptiness of the rooms.

The emptiness of the room and the silent appeal

The main problem with vacant luxury properties lies in their cold, impersonal appearance. The photos for the online listing were taken by a professional photographer, yet the shots seemed lifeless and surprisingly smaller than the rooms actually were, despite optimal lighting. In the portal photos, the huge, 70-square-meter living area appeared as an uncomfortable, endless hall without structure or coziness. Potential buyers found it extremely difficult to correctly assess the proportions of the rooms: Would a large sofa arrangement even fit here without blocking the walkway? How does the open fireplace feel when you want to relax in front of it? The sobering result: after three months of marketing on all relevant platforms, there was not a single serious viewing appointment. Although prospective buyers clicked on the listing, they immediately bounced, as the emotional spark simply did not ignite. The concern grew that the property would become a slow seller and have to be reduced in price, which would have meant a loss of over 100,000 euros.

Digital staging instead of real logistics

Renting real luxury furniture (physical home staging) was out of the question for the owner due to cost and logistics reasons. Transporting the ton-heavy furniture to the fifth floor without an elevator would have cost several thousand euros and endangered the narrow, historic staircases. The managing director of Premium Immobilien Müller therefore decided on the digital alternative and hired FotoEstate for virtual home staging. Our mission was clear: We had to give the rooms a soul without covering up the historic building fabric. Together with the real estate agent, we decided on a modern Scandinavian interior concept with warm accents. This style combines minimalist elegance with coziness and fits perfectly with the exposed dark beams of the Art Nouveau apartment. We chose a warm color scheme of noble earth tones, light natural woods, and strategically placed color accents. Each room was to have a clear function and an inviting atmosphere that immediately appeals to the imagination of affluent prospective clients.

Photorealism down to the smallest detail

Our 3D artists digitally reconstructed the penthouse and furnished it to measure. In the spacious living area, we placed an elegant U-shaped couch with soft cushions, a fluffy rug in front of the fireplace, and a solid oak dining table for eight people in front of the window facing the terrace. We paid special attention to the lighting conditions: the warm rays of the low afternoon sun were calculated to fall softly through the skylights and cast long, lifelike shadows on the floor. Even small accessories such as an open book on the side table, a steaming cup of coffee, and real green plants were virtually integrated. In the bedroom, a luxurious box spring bed with softly draping bedding was placed to immediately convey coziness. This extremely elaborate attention to detail ensured that the digital furniture in the photos looked absolutely real and organic—even to the trained eye, the difference from a real furnishing was no longer detectable. The illusion was perfect.

The digital relaunch and the flood of inquiries

With the new, vibrant images, the penthouse was re-listed on the portals. The result exceeded all expectations: the click rate on the listing immediately skyrocketed, as the bright, inviting preview image of the furnished fireplace corner was a real eye-catcher. The cold atmosphere was gone. In the first week after the relaunch, the real estate agency already recorded 15 qualified inquiries from interested buyers who were enthusiastic about the property. Suddenly, the customers understood the layout of the rooms at a glance. They saw in the images how they could use the roof terrace for summer evenings or sit comfortably in front of the fireplace.
