Our Solution

FotoEstate implemented an innovative augmented reality (AR) real estate visualization for the project in Bielefeld. First, the architect's CAD planning data was converted into highly optimized, photorealistic 3D AR models. Instead of static renderings, we developed an interactive AR application that allowed interested parties to view the planned building on the empty plot on-site in full size (scale 1:1) using a tablet or smartphone. Through the AR glasses or the screen, the walls appeared to grow virtually. Users could walk around the building virtually, look through the planned windows, and already visually experience the view of Bielefeld city center in advance. In addition, we integrated an interactive staging module that placed various furnishing and equipment options in the virtual space with a single tap. This tangible, immersive experience offered clients maximum transparency and absolute planning certainty.

The Result

The impact of AR visualization exceeded all expectations of the project developer Bielefeld. After the introduction of the AR app during exclusive client appointments directly on the construction site, the closing rate increased rapidly. The initial situation: A demanding marketing

The planned residential and commercial building in Bielefeld was intended to fill a gap in the urban space. It was designed to be a modern, energy-efficient building with sophisticated facade design. However, in the early sales phase, when only bare ground and construction machinery were visible, sales were difficult. Real estate agents had to work with thick folders full of technical drawings, which overwhelmed many private buyers (a problem that we often solve with existing properties through classic floor plan staging for sales properties, but here was to be replaced by AR). Customers were unable to assess the dimensions of the building, the interaction with neighboring structures, and the actual lighting effect in the living spaces. The hurdle: Overcoming uncertainty in potential customers

The biggest hurdle in the sales process was the buyers' lack of trust in the visual implementation. Sentences like 'I just can't imagine it' were heard by the salespeople daily. Customers worried about dark corners, spaces that were too tight, or disruptive sightlines to the building opposite. Since these concerns could not be fully dispelled by traditional images, many well-off prospects hesitated to sign. It was obvious that a purely 2D presentation did not meet the high standards of the target audience. A technological leap was needed that would bring the future into the present and visualize the planned reality transparently and unequivocally.

The concept: Visual excellence and attention to detail

FotoEstate developed a concept for an interactive on-site AR walkthrough. The goal was to digitally anchor the building precisely at its future location. The AR application was intended to allow users to experience the property both from the outside and the inside. We planned virtual viewpoints on the first and second floors, where customers could overlay the real camera of their mobile device with the rendered interior design. This made the actual view from the future living room window visible. Information points in the virtual model provided details about the materials used, the energy standards, and the accessible entrances, in order to offer customers a real added value.

The Implementation: Technology Meets Craft

The technical implementation was based on highly precise GPS and gyro sensors of modern mobile devices in order to ensure stable tracking without physical markers on the property. Our 3D designers optimized the developer's CAD models, reduced the polygon count for smooth display on tablets, and at the same time refined the textures for a photorealistic appearance. Special attention was paid to lighting: the app calculated the sun's position in real time so that shadows and light reflections matched the actual weather on site exactly. At the exclusive sales events at the construction site in Bielefeld, customers were handed iPads with which they could navigate completely freely and intuitively through their future home.
