The Challenge

Potsdam Bau AG faced an extraordinary sales and communication barrier in the planned densification of an existing multi-family building in Potsdam. As part of a comprehensive modernization, two additional exclusive penthouse floors were to be added to the fully rented existing building using hybrid timber construction. The main challenge was to market these yet-to-exist premium residential units in a legally secure and emotionally compelling way well before the first groundbreaking (a target group that later, even with completed properties, only responds to uncompromising premium photography for penthouses). Since this involved construction within an existing building, traditional two-dimensional renderings reached their limits. The sophisticated target group of high-income owner-occupiers and investors demanded a transparent and spatially tangible representation of how the new penthouses would fit into the existing streetscape and the historic Potsdam surroundings. Moreover, there was noticeable skepticism among existing tenants and neighbors regarding the scale of the construction project. Without an immersive, interactive visualization that made the future project directly experienceable on site, prolonged sales cycles, misunderstandings in public communication, and a massive loss of trust in the local market were imminent.

Our Solution

FotoEstate designed an innovative and technologically pioneering solution using cloud-based augmented reality (AR) real estate visualization. Our team combined high-precision 3D laser scanning of the existing building with modern BIM data of the planned architecture. First, we captured the apartment building and its immediate surroundings with centimeter accuracy to create a flawless digital foundation. Based on this geodata, our 3D artists developed a highly detailed, photorealistic digital model of the new attic floors, including all material textures such as glass facades, wooden panels, and roof terraces. This model was integrated into a customized AR application that was linked to fixed geographic coordinates (geofencing). Prospective buyers and decision-makers could thus, during an on-site appointment, point their smartphone or tablet at the real building and see the planned extension in real time, perfectly perspectivized and photorealistically embedded into the real structure, as if the building were already standing in its final splendor.

The Result

The introduction of AR real estate visualization by FotoEstate transformed the entire sales and communication process of Potsdam Bau AG into a groundbreaking success. Through the fascinating, interactive on-site experience, the imagination of potential buyers was maximized and any skepticism regarding the integration into the cityscape was dispelled in no time. Qualified purchase inquiries and reservations increased by over 50% immediately after the launch of the AR campaign. The marketing duration for the exclusive penthouse units was shortened by an impressive 40%, as customers were able to digitally verify the room proportions and views in advance. Communication with existing tenants also proceeded absolutely smoothly thanks to the transparency created. The new units were successfully marketed in advance at 100% of the targeted premium price. The outstanding return on investment impressively demonstrated that FotoEstate's AR technology is the decisive key to forward-looking digital real estate marketing.

Project Deep Dive: Process & Details

The initial situation: A demanding marketing

The multi-family house in Potsdam, managed by Potsdam Bau AG, is located in a first-class, urban residential area. The project to create additional, exclusive living space through a roof extension was highly economically attractive, but proved to be extremely complex to market through traditional real estate channels. Pure paper plans and classic computer graphics visually isolated the planned project from its real surroundings. In a historically influenced and aesthetically demanding environment like Potsdam, however, the details decide the acceptance of a new building. Buyers in the premium segment are no longer willing to invest substantial amounts based on vague sketches. A radical visual realignment was required to bring the visionary construction project out of abstraction and make its true architectural value tangible.

The hurdle: Overcoming uncertainty in potential customers

The primary hurdle in the entire sales process was the lack of spatial imagination among potential buyers, coupled with a general skepticism towards projects that did not yet exist physically. Questions such as 'How much will the addition change the streetscape?' or 'What will the actual lighting on the new terraces be like?' could not be reliably answered with standard media. This visual barrier massively blocked the sales flow, as prospective buyers were hesitant to make such a far-reaching decision. At the same time, it was necessary, in the course of the approval process, to convince heritage protection authorities and local officials of the urban harmony of the design. The sales team faced the task of immediately breaking down these barriers in the initial contact and establishing an unshakable foundation of trust.

The concept: Visual excellence and attention to detail

The expert team at FotoEstate designed a comprehensive digital experience strategy under the guiding principle 'Making the Future Tangible.' Our overarching goal was to completely blur the line between physical reality and digital planning. The concept envisioned a seamless fusion of reality and fiction directly at the Potsdam site. We planned the creation of a highly precise 3D model of the penthouses, which would not only capture the geometry but also physically accurately simulate the dynamic interplay of natural sunlight, shadows, and reflections on the glass surfaces at different times of the day. This uncompromising attention to detail was intended to ensure that the project would be immediately perceived by every viewer as a harmonious, integral part of the existing multi-family building.

The Implementation: Technology Meets Craft

The technical implementation was carried out by our specialists in extended realities and 3D design within a highly advanced workflow. A precise LiDAR survey of the existing building structure on-site in Potsdam served as the basis. The digital architectural data from the planners was then optimized, textured, and prepared to perform efficiently on mobile devices. Advanced AR tracking algorithms ensured that the digital model of the extension remained solidly anchored to the real roof without stuttering, even if the user moved around the building or changed perspective. Every shingle, every railing, and every window frame was worked out with pixel precision to guarantee an absolutely flawless and smooth visual masterpiece of the highest quality.

The result: A flawless marketing success

The implementation of AR real estate visualization by FotoEstate marked the triumphant turning point in Potsdam Bau AG's sales campaign. The innovative on-site presentation thrilled prospective buyers, investors, and authorities alike. The feeling of standing under the planned building and being able to see its final splendor with your own eyes instantly eliminated all doubts. The apartments were fully reserved at the desired price in record time even before construction began and notarized. Potsdam Bau AG praised FotoEstate as a visionary technology partner whose groundbreaking AR solutions have sustainably revolutionized modern real estate marketing in the developer segment and taken it to an entirely new level of success.
