Our Solution

FotoEstate developed a tailor-made visualization concept based on professional floor plan staging. First, the old, hard-to-read floor plans were digitized and cleaned up. Then, our staging experts created detailed 2D and 3D floor plans, into which realistic, modern furnishings were integrated. Through these colored and three-dimensional floor plans, it became immediately clear how the commercial space could be used as a modern office or retail store and how the private living areas on the upper floor could be optimally arranged. Pathways were drawn, room functions clearly defined, and the actual size relationships were illustrated through photorealistic furniture models. The optimized image material was seamlessly integrated into the digital brochure and on the major real estate portals. This clear visual structure provided prospective buyers with immediate orientation and made the complex property understandable and attractive at first glance.

The residential and commercial building in Schutterwald was located in a good central location, but the internal structure was a real challenge for sales. The property combined a commercial area on the ground floor with a classic residential unit on the upper floor. Since the building had been rebuilt and expanded several times over the decades, the rooms were laid out very unconventionally. The existing building plans partly dated back to the 1970s, were yellowed, hand-drawn, and overloaded with technical notes, which were completely incomprehensible to private prospective buyers. Without a clear spatial guidance, the property often appeared unstructured and smaller than it actually was during viewings. Classic photos of the empty rooms could not convey the potential of the property. The real estate agent faced the challenge that most interested parties did not want to accept the high price due to the lack of imagination.

The hurdle: Overcoming uncertainty in potential customers

The biggest hurdle in the sales process was the uncertainty of potential buyers regarding the actual usability of the spaces. Many wondered: How can the commercial unit be sensibly furnished? Is there enough space for meeting areas? (a common question for empty commercial spaces, which we have successfully answered in other projects through virtual office staging for law firms). How do you acoustically and visually separate the private area on the upper floor? Since these questions went unanswered in the brochure, many potential buyers hesitated to even schedule a viewing. Sightseeing tourists who visited the property on-site were often disappointed because reality did not match their vague expectations. This cost the real estate agent a lot of time and lowered motivation. It was obvious that a mere text description or simple photos were not enough to gain the trust of buyers. A clear, self-explanatory visualization was needed, one that eliminated all doubts about the room layout at the root.

The concept: Visual excellence and attention to detail

FotoEstate designed a comprehensive preparation of the floor plans to give the property a clear structure. Our approach was based on the principle of emotional and functional floor plan staging. First, our graphic designers digitally reconstructed the floor plan from scratch. Irrelevant technical details were removed and replaced with a clear, modern layout. The concept envisioned presenting the commercial unit on the ground floor as an inviting office with workspaces, a coffee kitchen, and a reception area. For the apartment on the upper floor, a cozy family home with a living room, bedroom, and children's room was digitally furnished. Each piece of furniture was placed to scale to give potential buyers a realistic sense of the dimensions. The goal was to immediately show the viewer how versatile and attractive the spaces can be used.

The Implementation: Technology Meets Craft

The implementation was carried out in close coordination with the broker. Our 3D artists used state-of-the-art rendering software to create three-dimensional floor plans from the two-dimensional vector data. Photorealistic textures were applied for floors, walls, and furniture. For example, a warm oak parquet floor was visualized in the living area, and a modern design screed in the commercial area. Shadows and light sources were calculated physically correct to give the floor plans a tangible depth. The finished plans were exported in various formats: as a flat, color-optimized 2D floor plan for a quick overview, and as a perspective 3D floor plan for the online exposé. Every detail, from door swings to window positions, was precisely checked to ensure a completely honest yet highly attractive representation of reality.

The result: A flawless marketing success

The result far exceeded the expectations of the real estate sales team in Schutterwald. Already in the first week after the update of the exposé, the number of clicks on the real estate portals tripled. The interested parties spent on average twice as much time on the exposé, which was an excellent signal for the portals' algorithms and improved the organic visibility of the listing.
