AI Rendering or Professional Visualisation? An Honest Comparison

What AI image generators can achieve in architectural visualisation today, where they fail developers and how both work together sensibly.

Ever since image generators like Midjourney and Stable Diffusion started producing photorealistic building shots in seconds, every developer asks the same question: do we still need a rendering studio? Or does a prompt do the job?

The honest answer is neither "AI is useless" nor "the 3D industry is finished". Both would be misleading. What is true: AI can do things today that took a full working day three years ago. And there is one thing it cannot do - which happens to be the very core of our business.

What AI Image Generators Genuinely Deliver Today

Let's start with what works. Anyone who has watched a text prompt turn into an atmospheric building shot in seconds understands the excitement.

Current models produce:

  • convincing lighting moods - evening sun, mist, backlight, all within seconds

  • believable materials - exposed concrete, timber louvres, weathered brick

  • coherent composition - the models have seen millions of architectural photographs and know what a good image looks like

  • atmospheric surroundings - planting, people, vehicles, sky


For a mood image in an early concept presentation, that is excellent. And it is cheaper and faster than any rendering commission.

The One Decisive Catch: AI Invents Architecture

And here is the point where everything falls apart for a developer.

An image generator does not implement your plans. It does not know your plans. It produces an image that statistically looks like a building - based on millions of other buildings. The result is plausible. It just isn't your building.

In practice that means:

  • The window axes are wrong. The generator puts windows where they look good, not where they are planned.

  • The floor heights are wrong. An AI image happily turns 2.60 metres into 3.20 metres because it feels more generous.

  • The number of storeys changes between two images from the same prompt.

  • Balconies, loggias and entrances wander around.

  • The massing shifts. A setback storey becomes a full storey.

  • The plot and the real neighbouring development simply do not exist in the image.


On a moodboard, none of that matters. In the sales brochure for a new-build project, it is a serious problem.

Why This Becomes Dangerous in Sales

The buyer buys what they see. That is not a marketing slogan but the practical reality of selling new-build projects.

If the brochure shows a floor-to-ceiling glass front and the finished apartment has a balustrade at 90 centimetres, the buyer will raise it at handover. If the image shows a roof terrace that does not exist, likewise. If ceiling heights look noticeably more generous in the image than in the apartment, likewise.

It is uncomfortable, it costs trust, it holds up handovers - and in case of doubt it becomes a legal matter. Visualisations in sales documents are not pure decoration. They shape the buyer's expectations. A disclaimer in the small print ("illustration non-binding") only protects you so far when the deviation is substantial.

Plan-accurate visualisation is therefore not a question of aesthetics. It is a question of protecting yourself.

Where AI Is Already Genuinely Good

So that this doesn't become one-sided: we work with AI tools ourselves. Just in the places where they are strong and where accuracy is not the criterion.

Moodboards and concept ideas. A client says "modern, but not cold". Instead of debating at length, we generate eight variants in twenty minutes and let them point at what they mean. That speeds up alignment enormously.

Cut-outs and masking. AI-assisted object selection now separates sky, building and vegetation cleanly within seconds. That used to be manual work.

Skies and backgrounds. A dull sky gets swapped, a distracting site fence removed. As long as the building geometry stays untouched, that is legitimate and saves time.

Post-production. Noise removal, upscaling, background planting, people in the distance. All things no buyer will ever check against the construction specification.

Quick design variants. Facade in clinker brick or render? For an internal discussion, an AI sketch is entirely sufficient.

Copy drafts and brochure text. To be honest, this belongs here too: for first drafts, these tools save time. You still have to check the facts yourself.

The common denominator: wherever mood, speed or image editing is at stake, AI is an excellent tool. That is precisely why our professional image editing from EUR 49 is faster today than it was three years ago.

Where the 3D Artist Remains Irreplaceable

There are three areas in which no image generator has yet delivered usable results.

Plan-accurate geometry. A 3D artist builds your building from your drawings. Every axis, every height, every window subdivision is correct because it was taken from the plan. The result can be held up against the building application. An AI image cannot.

Correct light at the real location. A professional rendering calculates the sun position for your address, your date, your time of day. That shows you where the neighbouring building casts its shadow at 6 p.m. in June. An AI image invents attractive light that says nothing about your plot. For assessing shading, balcony orientation and daylight, that is worthless.

Material fidelity to the construction specification. If the contract specifies clinker brick in a particular shade, the rendering shows exactly that shade. An image generator produces "a red brick". Which one, nobody knows.

Then there is the simple practical matter of consistency: you rarely need one image, you need a series - street view, garden view, aerial view, interiors. They all have to show the same building. A 3D model delivers that automatically. An image generator gives you a slightly different building on every run.

The same applies to 2D and 3D floor plans from EUR 19: a floor plan has to be dimensionally accurate, otherwise it is worthless.

What the Comparison Means in Practice

Put simply:

Put those EUR 399 in perspective: a single disputed handover in which a buyer objects to a deviation from the brochure image costs you many times that in time, stress and remedial work. The cost of a correct image is the cheapest line in that calculation.

The Test Every Sales Image Has to Pass

If you are unsure whether an image belongs in your marketing material, ask it three questions:

1. Can the image be held up against the building application? Count windows, storeys, balconies. Does everything match?
2. Can I find every material in the image in the construction specification? If not, it was guessed.
3. Would I be happy to show this image to the buyer again at handover? If that makes you uneasy, it does not belong in the brochure.

An AI-generated building image fails all three tests. A plan-accurate rendering passes all three - because that is exactly what it is built for.

How We Actually Use AI

Not a marketing line but the real workflow: the model is built from your plans, the light is calculated physically, the materials follow the construction specification. Only then do AI tools come in - for retouching, backgrounds, planting, finishing touches. The geometry stays untouched.

For existing, completed properties the maths looks quite different. There you don't need a rendering but good photography plus virtual home staging from EUR 59 per image. A Matterport tour costs EUR 199, drone footage likewise EUR 199. And if you need to capture the existing fabric precisely, 3D surveying by laser scanning is the right route.

Conclusion: AI Is a Tool, Not a Replacement

Anyone claiming AI can replace architectural visualisation has never sold a new-build project. Anyone claiming AI is irrelevant is not working at the current state of the art.

The sober assessment: AI is an outstanding tool today for ideas, moods and image editing. It is not a tool for binding sales imagery, because it invents architecture instead of depicting it. As long as that remains true, plan-accurate 3D visualisation is what belongs in the brochure.
