The operating company of Hotel & Spa Delitzsch faced a challenging marketing task after acquiring and extensively converting a historic residential and commercial building in the immediate vicinity. The goal was to expand the existing hotel offerings with exclusive long-stay business suites, a first-class day-spa wellness area, and an exclusive conference center. With its historic vaults on the ground floor and spacious upper floors, the building provided the perfect architectural framework for this premium project. However, after construction was completed, the marketing and sales team encountered an unexpected hurdle: the pre-booking rate for the high-priced long-stay suites for international business travelers and discerning wellness guests fell far short of expectations. Many potential guests from large cities such as Leipzig, Berlin, or Frankfurt were skeptical whether a hotel and wellness offering in a smaller city like Delitzsch could actually deliver the promised high-end luxury. The classic, two-dimensional portrait photos on the hotel's website were unable to adequately convey the authentic quality of the processed natural materials, the inviting lighting concept of the wellness area, and the generous spatial feeling of the suites. Although the online campaigns recorded high click rates, they hardly led to confirmed bookings (high bounce rate). An innovative, transparent, and convincing solution approach was urgently needed to emotionally reach the exclusive target group, gain their trust, and sustainably secure the profitability of the entire real estate project.
Our Solution
To break through this trust barrier and make the full potential of the renovated residential and commercial building digitally tangible, Hotel & Spa Delitzsch GmbH commissioned FotoEstate to create an immersive, high-resolution 3D Matterport tour. Our experts captured the entire complex – including the suites, the conference area, and the wellness facilities – using the state-of-the-art Matterport Pro3 camera. This camera system made it possible to not only perfectly light the rooms photographically but also simultaneously create an exact 3D model (the 'Digital Twin') of the entire property. The virtual tour included the famous 'Dollhouse View,' which gives users a spectacular overall view of the spatial layout of the historic building. Additionally, we enhanced the tour with interactive information points (Mattertags). In the wellness areas, short videos of the spa treatments, descriptions of the saunas, and direct links to book massages were integrated. In the business suites, virtual visitors could click on the coffee machine to see the brand or open the wardrobe to appreciate the generous storage space. A direct link led users straight to the booking form for the respective suite, so that the entire booking process was seamlessly integrated into the virtual experience.
The Result
The implementation of the interactive 3D Matterport tour by FotoEstate revolutionized the online presence of Hotel & Spa Delitzsch and led to exceptional economic success. Already within the first six weeks after the release of the tour, the average duration of visitors on the hotel website increased by more than 150 percent. The advance booking rate for the new long-stay business suites saw a sharp rise of 45 percent, as business travelers and corporate clients were able to transparently review the exclusive amenities and room layout in advance. Particularly gratifying was the increase in direct bookings via the hotel's own homepage by 30 percent. Project Deep Dive: Process & Details
The initial situation: A demanding marketing
Delitzsch, as a historically grown northern Saxon district town in the Leipzig-Halle metropolitan area, is experiencing a steady increase in business travelers and tourists looking for a quiet yet well-connected destination. The operators of Hotel & Spa Delitzsch recognized this opportunity and planned a significant expansion of their capacities. The directly adjacent, listed residential and commercial building offered ideal conditions for conversion into luxurious business suites and an exclusive spa area due to its generous construction and historic charm. The conversion was an ambitious project: historic wooden beam ceilings were exposed, state-of-the-art climate technology was invisibly integrated, and exclusive wellness areas with saunas, steam baths, and relaxation zones were created. For the economic success of the project, a rapid and high occupancy of the new units was essential to cover the high renovation and interest costs. The problem was that potential clients from distant metropolises had so far not considered Delitzsch as a location for high-end luxury. Classic marketing with flyers and simple photos reached its limits, as it could not convey the exclusive spatial experience and the high-quality material feel. The development company needed an innovative tool to present the quality of the project transparently and emotionally convincingly on a supraregional level.
The hurdle: Overcoming uncertainty in prospects
The biggest hurdle for the sales team was the lack of imagination and hesitation of the premium target group. A business traveler booking a suite for several weeks or months, or a demanding wellness couple, requires absolute certainty about the quality of the accommodation before booking. In conventional photos, rooms often appear distorted, and important details such as privacy on the terraces or the exact layout of the spa area remain unclear. This uncertainty led potential guests to prefer established hotels in Leipzig, even though the offer in Delitzsch was more modern and exclusive. The hotel's own website did receive many clicks, but the conversion rate was unsatisfactory. The construction managers were faced with the challenge that the project was completed, ongoing costs were incurred, but bookings did not materialize (in other phases we often secure budgets already through construction documentation like in Dormagen, but here it was purely about end-customer sales). A physical visit in advance was not feasible for customers from other regions. A digital solution needed to be found that brings the property with all its architectural advantages directly onto the target audience's screens and instantly eliminates any doubts about the quality of the location.
The concept: Visual excellence and attention to detail
The visualization concept developed by FotoEstate focused on creating a fully interactive 3D model of the entire residential and commercial building. The goal was to give the user complete control over their viewing experience. They should not have to follow predetermined camera pans but be able to move freely and at their own pace through the suites and the spa area. The concept envisioned using Matterport technology, as it combines the creation of a photorealistic 3D environment with precise spatial measurement. A special focus was on the emotional enhancement of the scans. By integrating Mattertags, useful information was to be provided at strategic points. For example, guests in the spa area should be able to see the pool water temperature or book a massage directly from the virtual tour. In the suites, features such as the rain shower or the high-end kitchen were to be explained interactively. This concept promised maximum transparency, which was intended to strengthen the trust of discerning customers and significantly lower the barrier to booking.
The Implementation: Technology Meets Craft
The technical implementation of the project in Delitzsch was carried out precisely by our certified Matterport specialists. The scanning process was conducted in close coordination with the hotel management on a day when there were no guests in the house, to ensure an absolutely undisturbed atmosphere. We used the Matterport Pro3 camera, which also delivers excellent results in large outdoor areas such as the rooftop terraces and the courtyard. In total, over 180 scan positions were captured to ensure seamless navigation. In post-production, the individual scans were assembled into a seamless 3D model in the cloud. The next step was customizing: we added the information points (Mattertags), integrated the hotel's logo into the tour, and created an intuitive menu system through which users can directly jump into the various suites. The booking links were connected with the hotel's own property management software to enable direct and commission-free bookings from the virtual tour. After comprehensive usability tests on mobile devices and desktops, the system was successfully launched live.
The result: A flawless marketing success
The result exceeded all of the hotel management's economic expectations. The 3D Matterport tour became the most important sales channel for the new business suites and the wellness area. The website's conversion rate increased significantly, and the users' time spent multiplied. Guests now arrived at the hotel with a clear and positive expectation, as they had already toured the rooms digitally in advance. This led to an extremely high satisfaction rate and excellent online reviews, which further boosted the hotel's organic growth. By increasing the direct booking rate, the hotel saved significant amounts in commission payments, making the investment in the tour pay off within a few weeks.
