Our Solution

FotoEstate implemented a highly innovative solution by creating an interactive, three-dimensional Matterport tour of the entire coworking space in Berlin-Mitte. Our goal was to fully digitize the physical space and enable a seamless, location-independent walkthrough at a premium level. Highly precise Matterport 3D laser scanners were used, which, in addition to photorealistic 360-degree panoramas, simultaneously captured an exact geometric point cloud of the entire floor. The created visual model included all private offices, the meeting rooms, the open-space area, as well as the cafeteria and lounge zones. In the digital post-processing, our experts integrated strategic information points (Mattertags) directly into the model. These interactive buttons provided users with important additional information at a click, such as technical equipment like high-speed fiber connections, booking modalities for the conference rooms, and ergonomic furniture components. The inclusion of the characteristic 'Dollhouse' view additionally allowed for a perfect understanding of the entire floor plan and spatial relationships.

In today's competitive B2B environment, a simple photo gallery is no longer sufficient to convince modern companies of the quality of a location. An innovative marketing tool that makes the functionality and exclusive design of the spaces realistically experienceable in the digital realm was missing.

The hurdle: Overcoming uncertainty in potential customers

The biggest hurdle in the rental process was the spatial uncertainty of potential tenants, especially when planning flexible team expansions. Project managers and founders need to be able to accurately assess before renting whether the acoustics in the open-space areas are right, how far the paths to the meeting rooms are, and whether the infrastructure meets professional standards. Since many international start-ups coordinate their locations from overseas, physical visits posed a significant logistical obstacle. The goal was to create a photorealistic, interactive representation of the entire space, available as a digital twin around the clock. Our concept envisioned a strategic placement of scan points to enable the viewer to navigate the premises smoothly and logically. We planned the targeted linking of the visual tour with informative data points to highlight technical details such as monitor equipment, soundproof phone booths, and coffee machine models interactively, thereby fully answering all relevant questions of the target audience during the virtual tour.

The Implementation: Technology Meets Craft

The technical implementation on site in Berlin-Mitte was carried out precisely and efficiently by our certified 3D capture specialists. To avoid disrupting ongoing operations, the scans were conducted in the early morning hours. Using the latest Matterport laser scanners, the entire floor was digitized grid by grid, while HDR camera systems ensured perfect and uniform lighting of all areas of the rooms. In post-production, the individual data sets were seamlessly linked together, resulting in the characteristic 3D dollhouse model. This enabled users to view the entire room structure from a bird's-eye perspective, zoom in, and move completely freely through the digital twin, as if they were standing right on site in the heart of Berlin.
