The Challenge

The Wohnpark Development Company Blieskastel faced an extremely demanding task in constructing a striking residential and commercial building in the historic old town of Blieskastel in Saarland. Since the entire city center of Blieskastel is under strict heritage protection, the exterior design of the new building had to be precisely adapted to the Baroque surroundings – including historical window divisions, specific plaster structures, and strict requirements for the roofing. In contrast, the interior of the building was to meet the highest modern standards: complex underfloor heating systems, ventilation systems with heat recovery, and state-of-the-art electrical and network cabling were integrated. This combination of a historically regulated exterior and a complex MEP (mechanical, electrical, and plumbing) setup led to massive coordination problems on the construction site. The various subcontractors for heating, plumbing, electrical, and drywall were under enormous time pressure and hindered each other. Pipes were laid and shortly afterward accidentally damaged or concealed by drywall, without precise inspection taking place. The construction management no longer had a spatial overview of the installations behind the walls. On top of this, the future owners of the exclusive penthouse apartments in the attic demanded detailed and legally verifiable documentation of the installed pipes before releasing the final large installment payments. The previous documentation method – unsorted digital photos without spatial reference – proved completely unsuitable for overcoming these legal and sales-related hurdles.

Our Solution

The salvation for the project was brought by FotoEstate through the implementation of a seamless, cloud-based 3D construction documentation system. Our technicians scanned the entire residential and commercial building in Blieskastel at regular intervals during the critical construction phases using highly precise 3D laser scanner and 360-degree camera systems. The most important milestone was the capture immediately after the completion of the rough installations of plumbing, heating, and electrical work, but before closing the drywall studs and pouring the screed. Through this centimeter-accurate 3D capture, a complete digital twin of the shell construction state was created. All pipe routes, distribution boxes, and connection sockets were documented geometrically accurately in space. These scan data were made available on an interactive web platform, on which all participants – from the on-site construction manager to the architects and the subcontractors' craftsmen – could virtually navigate through the rooms and take measurements with a click. We integrated a digital defect management tool into the system: detected deviations or damages were marked directly in the 3D model at the exact location, documented with photos, and digitally assigned to the responsible trade for remediation. After the building was completed, the system was configured so that users could see exactly which lines run behind the plaster in the finished state using the 'X-ray view' function.

The Result

The implementation of digital construction documentation by FotoEstate led to unprecedented success in the execution and marketing of the residential and commercial building in Blieskastel. Since the exact positions of all MEP (mechanical, electrical, and plumbing) lines in the digital twin were viewable at any time, subsequent installation work (such as installing sanitary fixtures, baseboards, or kitchen assemblies) could be carried out with absolute certainty – costly drilling into underfloor heating loops or electrical cables was completely avoided (damage rate dropped to 0%). Deficiencies and damages were resolved and corrected on average 90 percent faster thanks to the indisputable visual documentation in the system, as lengthy discussions about the causes of defects were eliminated. The discerning buyers of the penthouse apartments received a complete digital as-built documentation of their property at handover. This maximum transparency created great trust, so that all outstanding installment payments were released without delay. The marketing of the commercial spaces on the ground floor also benefited massively from the virtual tours, allowing full occupancy of the property to be achieved already four weeks before the official handover. Since then, the project has been regarded in the region as a model example of modern, risk-minimized construction in a heritage protection context.

Project Deep Dive: Process & Details

The initial situation: A demanding marketing

Blieskastel, a picturesque Baroque town in the Bliesgau Biosphere Reserve, offers a high quality of life while being close to the metropolitan areas of Saarbrücken and Homburg. The Residential Park Development Company Blieskastel planned an ambitious conversion and new construction project here: a representative residential and commercial building that visually blends seamlessly into the historic old town, but inside offers modern comfort and accessibility. Planned were two commercial units for local practices or retailers on the ground floor and six exclusive condominiums on the upper floors. Such projects in protected ensembles are a balancing act both in terms of planning and economics (we know these risks from other old building projects, where we secure the planning through precise 3D surveying in Meerbusch). The strict monument protection requirements for the façade and the roof required the use of special materials and elaborate craftsmanship, which drove up construction costs. To make the project profitable, the construction process had to run absolutely smoothly and the sales team had to market the units quickly and at premium prices. In addition, the banks required a high pre-sale rate before the next financing tranches would be released. Based on classic, two-dimensional planning documents, communication with potential buyers and the executing craftsmen was difficult from the outset.

The hurdle: Overcoming uncertainty in potential customers

During the shell construction phase, the lack of quality assurance and documentation proved to be the greatest hurdle. Since many different craftsmen were working in a very confined space at the same time, there were regular damages to already installed pipes. An electrical cable was cut, a heating pipe was crushed – but after the walls were closed, the cause could no longer be determined. The costs for detecting and fixing the defects had to be borne by the development company, which heavily strained the budget. At the same time, the uncertainty about construction quality led to hesitant behavior among prospective buyers. The demanding target group for the penthouse apartments valued at over 600,000 euros required proof that the sound insulation and energy installations were properly executed. Standard photos without spatial context could not convey this trust. Prospective buyers delayed the purchase, which led to stagnation in sales and a delay in the start of construction for the following phases. It was obvious that a professional, visual tool was needed to document construction quality without doubt and to regain the buyers' trust.

The concept: Visual excellence and attention to detail

The documentation concept developed by FotoEstate was based on the principle of the 'Digital Twin' as a central control and marketing tool. Instead of simple photos, a complete three-dimensional scan of the building was to be created at the key milestones of construction execution. The concept provided for scanning the entire construction site shortly before the drywall was closed and plastered. At this stage, all piping, insulation, and structural details are fully visible. The digital twin was intended to allow users intuitive, centimeter-accurate navigation, as if they were standing on the construction site themselves. For marketing, we planned the integration of interactive Mattertags. These were intended to allow prospective buyers to virtually walk through the shell apartments and click to learn about the installed piping, the quality of the soundproofing insulation, and the connections. For the building acceptance process, an X-ray comparison tool was to be implemented, with which the finished state could be directly overlaid with the shell condition. This well-thought-out concept promised the highest level of safety for construction execution and a strong argument in sales to overcome purchase barriers.

The Implementation: Technology Meets Craft

The implementation of 3D scanning in Blieskastel was carried out swiftly and precisely by our certified measurement technicians. We used high-resolution 3D laser scanners, which provided detailed panoramic images and a dense point cloud even under difficult lighting conditions on the construction site. In total, over 250 scan points were recorded across the three floors and the basement. The data was registered in our software and compiled into a seamless 3D model. The next step was the setup of the web platform. We integrated the architects' 2D floor plans as a reference, linked the different construction phases, and set up user accounts with different access rights. While the construction management received full access to the defect management tool, prospective buyers could use a cleaned-up version of the tour for marketing purposes via a special guest link. The integration of Mattertags with technical details and links to the data sheets of the installed HVAC components rounded off the implementation. After a thorough quality check, the system was successfully activated for the project team and sales.

The result: A flawless marketing success

The result of the digital construction documentation was a complete success for Wohnpark Entwicklungsgesellschaft Blieskastel. The construction quality could be maintained at a consistently high level, as defects were immediately identified and, thanks to the indisputable evidence in the system, rectified without delay. The damage rate due to broken pipes dropped to almost zero. For marketing, the digital twin proved to be a true customer magnet. Prospective buyers were fascinated by the possibility of virtually inspecting the inner values of their future apartment. This maximum transparency eliminated any skepticism regarding construction quality and massively accelerated purchasing decisions. All six condominiums were fully sold during the construction phase, and both commercial units were rented out on time for completion. The investors were extremely satisfied with the professional project management, and the architectural firm was able to successfully complete the project within the planned budget.
