The demand for modern living space and contemporary commercial areas is high, but the marketing of new construction projects faces particular challenges. Our client, a renowned regional project developer, was tasked with marketing a newly planned residential and commercial building in a central location in Remseck. The property was to offer flexible commercial units on the ground floor for retail or medical practices, while the upper floors were to feature high-quality condominiums with views of the river landscape. The particular challenge lay in the nature of mixed-use properties: commercial clients need precise spatial concepts for their operational processes, while private condominium buyers are looking for emotional images and a comfortable atmosphere. At the time of the marketing launch, however, the project was still in the early shell construction phase. Traditional 2D floor plans and simple black-and-white drawings were far from sufficient to convincingly convey the quality of the architecture, the lighting, and the eventual spatial experience. Potential buyers were hesitant, as they had difficulty imagining the layout and the connection between living and working areas. In addition, the location on a busy thoroughfare raised concerns about noise protection and privacy. Standard brochures led to long decision cycles, as interested parties could not grasp the spatial dimensions or the planned high-quality features. The lighting at different times of the day was also simulated physically accurately. For the commercial units on the ground floor, we implemented flexible layout options, allowing potential tenants to switch at the push of a button between a practice layout, an open-plan office, or a retail space. Additionally, we created aerial shots using high-resolution drone photography to integrate the view of the Neckar from the upper floors realistically into the AR views. This combination of precise surveying technology, state-of-the-art rendering software, and mobile AR technology allowed for a seamless and captivating preview of the finished building, long before the first screed was laid. Particularly noteworthy is the level of detail in the virtual materials. We digitized the actual sample materials from the developer – including regional Jura limestone, brushed oak, and matte fittings – to ensure that the visual representation exactly corresponded to the later reality. This created a deep sense of trust among buyers, as they could directly link the tactile feel of the sample elements with the visual effect in the virtual space.

The Result

In Remseck am Neckar, we encountered a very well-informed and critical audience. Potential buyers compared the project intensively with competing properties in the Stuttgart metropolitan area. To overcome this hurdle, FotoEstate had to create a system that made the future reality on the construction site experientially approachable in three dimensions and to the millimeter. The goal was to give the customer the certainty that their investment exactly matched their expectations and to provide them, already during the shell construction phase, with the sensation of standing in their future property.

The concept: Visual excellence and attention to detail

FotoEstate developed a tailor-made marketing concept based on the latest augmented reality technology (AR). The basic idea was to seamlessly project the digital 3D model of the planned building into the real environment of the shell construction. In this way, interested parties could see the finished rooms at life-size (1:1 scale) during a site visit using a tablet or smartphone. The concept allowed the user to display walls, floors, windows, and furniture simply by moving the device. A particular focus was placed on the physical accuracy of the representation. The lighting was simulated according to the real orientation of the building and at different times of the day. This allowed buyers to see exactly when the sun would shine into their future living room. For the commercial units, we designed a modular system that visualized various usage scenarios. For example, a dentist could virtually walk through the planned positions of the treatment chairs and reception area, while a retailer could check the placement of their sales shelves. This interactive and highly personalized form of presentation aimed to transform abstract planning into an emotional and convincing experience that leaves no questions unanswered and optimally supports the customer decision-making process.

The Implementation: Technology Meets Craft

The technical implementation of the project in Remseck am Neckar required the utmost precision and the use of our most advanced equipment. Initially, the specialists from FotoEstate carried out a millimeter-accurate 3D survey of the shell and the surroundings using the Matterport Pro3 LiDAR scanner (a technological standard that we also use for highly complex existing condition surveys such as laser scanning in Neuburg on the Danube). The point cloud generated in this way served as an exact geometric reference. On this basis, we built the digital 3D models of the residential and commercial building. The textures and materials were rendered at extremely high resolution to emphasize the premium standard of the property. Special attention was paid to the realistic representation of surfaces such as parquet, tiles, and wall colors. These digital models were integrated into a specially configured AR application, which was accurately synchronized with the real construction site using GPS data and visual markers. During the on-site virtual tours, the sales team guided potential clients through the floors using prepared iPads. As soon as the client lifted the tablet, the bare concrete of the shell disappeared, making way for a fully furnished, move-in-ready loft with solid wood floors and a designer kitchen. The integration of photorealistic drone footage of the river surroundings ensured that the view from the windows also corresponded to reality. This perfect symbiosis of precise surveying technology, high-end 3D rendering, and mobile AR software enabled a preview of unparalleled quality.

The result: A flawless marketing success
