Agency websites: why looking good is not enough and what actually triggers enquiries

A website is not a branding project but a sales channel. Most fail not on design but on missing entry points.

Most agency websites now look good. Large images, clear typography, usable on mobile. And still they generate hardly any enquiries. That is rarely down to the design and almost always to the site having been built as a business card rather than as a sales channel.

The error in thinking: you are not the subject

A typical home page is about the company: how long it has existed, how many employees, which awards. The visitor, however, has their own concern – they want to know what their property is worth, whether now is a good time to sell, or how the energy certificate works.

Anyone not addressing these concerns in the first seconds loses the visitor to the site that does. The order is therefore: first the visitor's problem, then your suitability to solve it.

The one sentence that decides everything

Above the fold it must state unmistakably what you do, for whom and where. Your partner for property says nothing. We sell residential property in Freiburg and the surrounding area – on average in 47 days says everything.

Concreteness beats aspiration. Figures beat adjectives.

Several entry points instead of one contact form

The most common structural mistake: there is exactly one route to making contact, and it is called contact. That only reaches people who have already decided.

The large majority sit earlier in the process. For them you need low-threshold offers:

  • Valuation – the strongest entry point of all, because it answers the most common question

  • Call-back request – two fields, no obligation

  • Guide or checklist – in exchange for an email address

  • Appointment booking – directly in the calendar, without a preceding call


Each of these picks up people not yet ready for a classic contact form.

Trust comes from evidence, not from claims

Competent, reliable, personal appears on every second agency website and therefore no longer works. What does work:

  • Genuine reviews with name and date

  • Completed sales with figures – duration, viewings, deviation from the asking price

  • Photos of the actual team, no stock images

  • Clear information on commission and process


The last point in particular is underestimated. Naming the commission transparently loses the price-hagglers – and wins the serious enquirers who would otherwise not get in touch at all.

Listings are not the main content

A widespread misunderstanding: the website is built around the listing list. In fact buyers search almost exclusively via portals. Your website, by contrast, is visited predominantly by owners assessing an agent.

That changes the priorities: the seller area – valuation, process, costs, references – belongs at the front. The listing list is evidence that you are active, not the main argument.

Speed is a ranking factor and a reason to leave

Large unoptimised images are the most common cause of slow property sites. If the home page takes four seconds on a mobile connection, a considerable share of visitors are gone before they have seen anything.

Images belong delivered in modern formats and at the size they are displayed – not as a 4000-pixel file the browser scales down.

Local visibility belongs to it

For searches with a local reference, not only the website decides but also the Google business profile. Both must match: identical address, identical telephone number, identical company name. Deviations cost visibility in local search.

No ranking without content

A website with five pages can only rank for a few searches. Anyone wanting to be found for questions like inherited property what to do or energy certificate obligation needs pages that answer them. That is the purpose of ongoing content generation – and the reason a website is never finished.

Valuation as the strongest entry point

Of all contact routes, offering a valuation generates the most qualified enquiries, because it answers the question at the start of every thought of selling. The design is decisive: a form with twenty mandatory fields is abandoned, one with three fields and the promise of a personal response is not. Also avoid the wording free instant valuation when a conversation actually follows – the disappointment of an unfulfilled expectation costs more trust than the higher completion rate brings in. Say honestly what happens and how long it takes.

Loading time as a reason to leave

Property sites are image-heavy and therefore slower than average. When the home page needs several seconds on a mobile connection, a substantial share of visitors leave before anything becomes visible. The most common cause is mundane: uncompressed images at full camera resolution that the browser scales down. Images belong delivered in modern formats and at the size they are displayed. That is a one-off technical measure with immediate effect – and it improves the assessment by search engines, for which loading time is a ranking factor.

Agency websites are subject to information obligations that are regularly implemented incompletely. These include a complete imprint with supervisory authority and trade licence, a privacy policy naming the services actually used, and functioning consent management for analytics and map services. The reference to the licence is missing particularly often. These points are not a marketing topic, but they are actionable – and the effort to get them right is small compared with the cost of a warning letter.

Think mobile first

The predominant share of visitors comes from a smartphone, and many agency sites are still designed on the desktop. That leads to typical problems: telephone numbers that are not clickable; forms that become unusable on small screens; image galleries that cannot be swiped; blocks of text squeezed into six-line columns. Check your own site consistently on a phone rather than in a shrunken desktop window – the difference is considerable, and most weaknesses only show on the real device.

What belongs on the home page and what does not

The home page is scarce space and is regularly filled with content nobody is looking for: company history, mission statement, a welcome text. What belongs there instead can be derived from the most common reasons for visiting – valuation, view listings, make contact, understand the process. Four clear entry points beat any running text. Everything relating to self-presentation is better placed on its own page, where it is found by those who actually want to read it – usually only after the first contact.
