Digital Home Staging: Costs & Prices at a Glance

The decision for home staging is usually purely an ROI calculation (Return on Investment). We present our prices for digital home staging transparently and show you why this technology is the most cost-efficient marketing tool in today's real estate sales.

The Honest Cost-Benefit Analysis: Physical vs. Digital Home Staging

Every successful real estate agent knows: An empty, unfurnished property sells significantly harder and usually below value. The rooms appear smaller, there is a lack of coziness, and potential buyers suffer from a severe lack of spatial imagination. The classic solution to this problem for decades has been physical home staging. But reality quickly catches up with many sellers at the first listing: Physical staging is extremely costly. You rent expensive furniture for several months, pay an interior designer for the planning, bear the logistical costs for shipping, movers, setup, takedown, and often also expensive insurance premiums for the duration of the marketing. For an average single-family home, the costs for a physical Home staging often quickly costs between 2,500 and 5,000 euros – with a rising trend if the sale should drag on over several months. This very immense cost risk deters many owners and forces real estate agents to market empty properties. The revolutionary and economically highly superior alternative is digital home staging (virtual staging).Cost comparison: On the left, expensive physical staging with movers and a high price tag, on the right, efficient digital staging on a laptop with a low price tagWith digital home staging, the entire expensive logistics chain is eliminated without replacement. You provide only high-resolution photos of the empty rooms (or we create these for you as part of a photoshoot). Our specialized 3D artists then virtually furnish the rooms on the computer with photorealistic, high-quality 3D furniture. The costs for this are not calculated by months or complex shipping trips, but completely transparently and fairly per edited image. Typically, the prices for premium digital staging range between 30 and 80 euros per room – depending on the complexity, desired adjustments, and the volume of the order. So if you digitally furnish the three most important rooms (living room, bedroom, dining area) of a property, you usually invest no more than 150 to 250 euros. The return on investment (ROI) This small amount is gigantic. With these high-end images in the exposé, you generate the same emotional 'wow effect' and the same high click-through rates (CTR) on ImmoScout24 as with a €4,000 physical staging. The accelerated sales cycle and the far stronger position in price negotiations practically pay off this minimal investment immediately. Save yourself the high budget for furniture rentals and instead invest intelligently in scalable, digital premium marketing.

Your benefits at a glance

Up to 95% cost savings compared to physical staging

The numbers speak for themselves. Instead of spending thousands of euros on rent, logistics, and furnishings, with Digital Home Staging you only pay a small, fixed flat rate per image. There are no hidden costs, no extension fees for long market exposure of the property, and no insurance risk.

No monthly rental costs for furniture

The biggest financial pain point with physical staging is the ongoing furniture rental. If a property does not sell in the first 4 weeks, the costs continue relentlessly. A digitally created image belongs to you forever. You pay for it exactly once and can use it for your listing for as long as you want.

Unlimited flexibility in target groups

A physical living room is set to a specific style (e.g., Scandinavian). If the buyer doesn't like it, you have a problem. With digital staging, we can render the same room in three completely different styles (Minimalist, Industrial, Classic) for little money. This way, you can test different target groups without massive additional costs.

Risk-free entry for owners and brokers

Many brokers cover the costs of staging as an advance (marketing budget) to secure exclusive contracts. A risk of 250 euros for digital images can easily be justified from the later commission – an advance risk of 4,000 euros for real staging, on the other hand, destroys the profitability of many broker deals.

Frequently asked questions

Our pricing structure is extremely transparent and fair. We usually charge per edited image. The base price (often between 35 and 50 euros) includes measuring the room, inserting photorealistic 3D furniture in a predefined style, realistic shadow casting, as well as basic lighting correction. For very complex tasks, such as the prior removal of old furniture ('digital decluttering') or very specific design requirements for luxury items, the price per image can easily increase due to the higher manual retouching effort.

Of course. We highly value long-term B2B partnerships with brokers and project developers. If you regularly send us orders or directly book a larger package (e.g., 10 to 20 images for a complete new construction project), we offer attractive tiered pricing and agency discounts. Just talk to us about our special framework agreements for real estate offices.

Yes, your absolute satisfaction is our goal. Our standard packages usually include a free revision round. For example, if you do not like the color of the sofa or would prefer a different carpet, we will replace these elements for you at no extra cost. We want to ensure that the final image exactly matches your ideas and the requirements of your target audience.

Yes, that is possible without any problems, but it requires a so-called 'Virtual Renovation' in combination with Home Staging. If walls are not plastered or the screed is still bare, our CGI artists must first digitally outfit the room with flooring, wall colors, and doors before the furniture can be placed. Since this is considerably more labor-intensive, we usually charge an additional fee for this 'Virtual Renovation' compared to the standard furnishing of an empty but clean room.
