The Challenge

Our partner, the architectural firm Petershagen, faced a major marketing hurdle. For a planned new construction project with six modern condominiums in a scenic location near the Weser in Petershagen, only the building permit was available. Construction was not scheduled to begin for several months, yet the developer urgently needed pre-sales to secure bank financing. The marketing team initially tried to promote the project using classic 2D architectural plans and simple line drawings. However, the response from local prospective buyers was very subdued. For most laypeople, it was impossible to imagine the spatial effect, the light incidence, or the material quality of the planned apartments based on the technical floor plans. Particularly, the integration of the new building into the historic landscape of Petershagen with its mills and half-timbered houses was a critical point for many interested parties. The risk of buying 'off the plan' seemed too high to the buyers, causing the urgently needed pre-sales to stall.

Our Solution

FotoEstate was commissioned to create high-quality, photorealistic 3D real estate renderings for the Petershagen new construction project. Based on the CAD plans of the architecture firm, our 3D artists modeled the entire building in detail. We created impressive exterior visualizations that harmoniously integrated the new building into the actual surrounding photography of the Weser meadows, captured using high-resolution drone photography. For the interior, we designed photorealistic renderings of the open living and dining area as well as the bathrooms. Special emphasis was placed on the accurate representation of the planned materials, including real wood parquet, large-format tiles, and the planned triple glazing with views of the greenery. By precisely calculating the incidence of light at different times of the day, we were able to perfectly demonstrate the brightness of the planned rooms and make the future living comfort visually tangible.

The Result

The photorealistic renderings by FotoEstate fundamentally changed the dynamics of the marketing process in Petershagen. After the new visualizations were published on the project website and in regional advertisements, the number of qualified inquiries immediately increased. Potential buyers could now clearly imagine what their future home would look like. Within just six weeks of the renderings' release, four of the six apartments had been successfully notarized. This meant that the pre-sales quota required for bank financing was reached ahead of schedule, and construction could be approved as planned. The developer saved significant interim financing costs through the quick sales, and the architectural firm established FotoEstate's renderings as a fixed component for all its future project developments in the Minden-Lübbecke region.

Project Deep Dive: Process & Details

The initial situation: A demanding marketing

In Petershagen, a charming town in the Minden-Lübbecke district, known for its historic mill landscape and proximity to the Weser, a local project developer planned the construction of a modern multi-family house. The architecture was to combine contemporary aesthetics with energy efficiency. But before the first groundbreaking, the project came to a halt. Marketing using only technical floor plans and black-and-white sections failed. Customers could not form an emotional connection to the project. There was a lack of a visual bridge to make the spaciousness of the floor plans and the high construction quality understandable in advance.

The hurdle: Overcoming uncertainty in prospects

Buying a condominium before construction begins is associated with considerable fears for many buyers. They worry whether the rooms will be bright enough, how the materials will work together, and whether the new building will fit into the green neighborhood. Without a photorealistic representation, potential buyers hesitate to commit large sums for a property that has not yet been built. The competition in the surrounding area was strong, and only an outstanding presentation could provide the decisive impetus to boost pre-sales. A conventional construction sign was by far not sufficient for this.

The concept: Visual excellence and attention to detail

The concept of FotoEstate was designed to bring the construction project to life virtually. We didn’t just want to create simple computer graphics, but to tell a photorealistic story. We planned to merge the exterior views with actual drone footage of the surroundings to show the exact integration of the building into the neighborhood. For the interiors, we chose a modern furnishing concept with bright colors and warm accents, reflecting the rural yet modern character of Petershagen (an approach that was also very successful in virtual home staging in Schönebeck (Elbe)). Every detail, from the shadow of the trees to the reflection on the window panes, was meticulously planned.

The Implementation: Technology Meets Craft

The implementation began with the import of the DWG architectural plans into our 3D modeling software. Our 3D artists recreated the building with millimeter precision. Afterwards, the surfaces were provided with high-resolution textures that exactly matched the real sample materials of the developer. Using state-of-the-art rendering engines, we simulated physically accurate lighting for the Petershagen location. For the exterior views, we integrated a real panoramic photo of the Weser landscape, which we had previously captured with a drone. This perfection in detail created the impression of a real photograph.

The result: A flawless marketing success

The result fully justified the investment in 3D visualization. The buyers' concerns were completely dispelled, as they were able to view their future home in detail in advance. The marketing period was drastically shortened. Even before the first excavation, over 60 percent of the units were already firmly sold. This gave the developer maximum financial security and allowed for a smooth construction process. The renderings were also used for the sales brochure and the construction site sign, which gave the project high professional visibility.
