Saar Invest GmbH faced a massive sales barrier in marketing its latest large-scale project, a modern business campus in Saarbrücken. Since the ambitious site was still in the early planning and shell construction phase, there were no physical spaces that could be presented to potential tenants or investors. Marketing based on abstract, two-dimensional CAD plans and technical floor plans proved nearly impossible during initial digital contact, as emotional connection and spatial orientation were completely lacking (a problem of missing emotional vision, which we also solve for hard-to-envision large properties, for example, through cinematic videos for manor houses). The demanding and quality-conscious target group – consisting of established medium-sized companies, innovative tech start-ups, and medical service providers – already requires a precise idea of their future work environments before contractual commitment. Without a convincing, representative visualization of the flexible office concepts, modern infrastructure, and green campus character, sensitive stagnation of sales threatened. This would have resulted in significant vacancy upon completion of the large-scale project and severely endangered the overall financial structure of the major project in Saarland.

Our Solution

FotoEstate designed a seamless and technologically advanced solution by creating a series of photorealistic high-end 3D renderings for the commercial campus in Saarbrücken. Our expert team in digital architectural visualization translated the architects' complex BIM and CAD planning data into detailed three-dimensional spatial models. This included digitally reconstructing both the monumental exterior facades of the campus and the various office typologies indoors – from modern open-space areas to exclusive conference rooms. Using state-of-the-art CGI software and physically accurate rendering algorithms, we precisely simulated natural daylight and its reflections on premium materials such as glass, exposed concrete, and real wood parquet. The team enhanced the scenes with custom, contemporary furnishings, state-of-the-art media technology, and photorealistic greenery. On a construction site that consists only of concrete pillars and raw walls, the future feel-good and productivity potential of a modern workplace cannot be conveyed. In the fiercely competitive commercial real estate sector, however, emotional factors and a representative appearance decide within seconds the interest of managing directors and decision-makers. Since the abstract architectural drawings could not meet these requirements, the project was at risk of getting lost in the crowd. A groundbreaking visual presentation was needed to make the vision of the campus tangible.

The primary hurdle in the entire sales cycle was the pronounced need for security and the lack of spatial imagination among potential tenants. Companies shy away from the risk of signing long-term lease agreements for spaces whose final room quality, lighting conditions, and aesthetic impact they cannot precisely assess. The concept envisioned a fine balance between architectural precision and emotional staging. We planned the visualization of the outdoor areas during a mood-setting afternoon light to emphasize the campus's quality of stay. For the interior spaces, we designed different usage scenarios – from dynamic co-working areas to elegant private offices. Each virtual camera perspective was strategically chosen to optimally highlight the spaciousness of the rooms and the seamless transitions.

The Implementation: Technology Meets Craftsmanship

The technical implementation was carried out by our certified 3D artists and CGI specialists in a highly advanced digital workflow. The original CAD data from the project planners served as the mathematical basis. In weeks of precise work, we digitally reconstructed every detail of the Saarbrücken campus – from the delicate facade profiles to the light switches in the interior. A special focus was placed on the physical materiality: the refraction of light on the large glass fronts and the interplay of artificial LED light sources and natural sunlight were calculated precisely.
