Not every property justifies every service, and the full package is rarely the most economical choice. The configurator shows you the starting price your selection produces and how the bundle discount applies. It is meant to support the decision, even when that decision is to book less.
Starting prices for a single property of typical size, before VAT. Larger properties, additional perspectives and travel are charged separately. Combining services in one appointment is what makes the bundle advantage possible — a second visit would cancel it out.
What the configurator calculates
You select the services that could apply to your property and receive the combined starting price plus the bundle discount that follows from the number of items. From three services, five percent comes off; from five services, ten percent. The result is an orientation for your own calculation and your conversation with the owner, not a binding quote. The final price only emerges once property size, location and appointment are known.
What the starting prices mean
Every figure quoted is a starting price for a property of typical size, exclusive of VAT. Premium photography starts at 199 euros, a 3D tour likewise at 199 euros, floor plans in 2D or 3D at 89 euros, virtual home staging for three images at 177 euros, a cinematic video at 499 euros and drone footage at 249 euros. Larger properties, additional viewpoints, multiple floors or a long journey are quoted separately and sit above those figures accordingly.
Why the bundle discount exists
The reduction is not a marketing gesture; it reflects a genuine saving. When several services are booked together, they are produced in a single appointment: one journey, one round of preparing the property, one conversation with the owner, one shared setup of lighting and camera positions. The overhead that would otherwise repeat at every separate visit occurs only once. We pass that saving on because it is real, and not because of how much you order in total.
When the bundle discount falls away
As soon as a second visit becomes necessary, the basis for the discount is gone. That happens more often than expected: the video is wanted in different weather, the drone footage needs afternoon light, or the property is not yet cleared at the first appointment. In such cases we price the items individually. Plan a realistic date on which the property is fully prepared, rather than adding services afterwards.
The minimum every property genuinely needs
Honestly assessed, only two services are needed by every property: good photographs and a clean floor plan. Photographs decide whether a listing is opened at all; the floor plan decides whether the prospect understands the property and whether a viewing is worth arranging. Together the two items sit in the low hundreds and cover most of the achievable effect. Everything beyond that depends on the property, not on ambition.
When a video does not pay off
A cinematic video is the most expensive single item and only pays off when the property carries a story: an unusual setting, architecture with a sequence of spaces, a price segment in which buyers invest time. A standardised two-room flat in the lower price bracket has neither. There, prospects look at images and floor plan and decide in under a minute. A video will not change that decision, and it ties up budget that would do more work in better photography.
When drone footage makes no sense
Drone footage works where the surroundings are part of the value: plot boundaries, waterside position, woodland edge, roof condition, transport links. In a dense city-centre location it mostly shows neighbouring party walls and back yards, weakening the overall impression rather than lifting it. There is also the legal side: within no-fly zones around airports, above densely built residential areas and in protected areas, flights are restricted or not permitted at all. Clarify that before booking, not on the shoot day.
When a 3D tour is the right choice
The tour proves its worth with properties that need explaining: rambling period buildings, maisonettes, several levels, commercial space with an unusual layout. There it replaces follow-up questions and pointless viewings. For a clearly laid out flat that a floor plan and eight photographs already explain, the added value is small. One further case still argues for it: properties attracting buyers from further afield, where travelling to a viewing is itself an obstacle.
What virtual home staging can achieve
Virtual staging from 177 euros for three images is the cheapest way to make empty or awkwardly furnished rooms imaginable. It does not replace dealing with the real condition: a room full of moving boxes does not become empty digitally, and poor light remains visible. It makes sense for shell construction, cleared flats and properties whose existing furnishing differs markedly from the target audience. Label staged images in the listing; this is legally required and avoids disappointment at the viewing.
Priorities on a limited budget
When the budget does not stretch to everything, the order is clear. Photography first, because it determines whether the listing is opened. The floor plan second, because it removes most follow-up questions. Third, depending on the property, either the 3D tour for a complex layout or virtual staging for empty rooms. Drone footage follows where the location is an argument. The video comes last, because it carries the highest single price and the least effect while the basics are weak.
What the configurator deliberately leaves out
Several items that shape the outcome in practice are not included. Preparing the property, meaning tidying, clearing out or removing personal belongings, remains your task or the owner's and takes time. Nor does it reflect the coordination effort where several parties are involved or the property is occupied. Finally, usage rights: the scope and duration of the licence, for portals, print or a later second marketing round, belong in a quote rather than in a rough calculation.
Why a consistent look beats optimising one property
Anyone marketing regularly gains more from consistency than from individual showpieces. A portfolio in which visual language, framing, colour treatment and floor-plan style are uniform reads as the work of a professional operation and registers with the owners who award the next mandate. Two elaborately produced properties alongside twenty with phone snapshots do not create that impression. For portfolio holders and developers, a defined standard across all units is therefore usually the better investment than the maximum package on a single property.
