What defines Raumpuls
Raumpuls is more than a virtual tour: it is a dimensionally accurate digital twin that captures the reality of your property at a defined point in time. Instead of disconnected individual shots, a continuous space emerges in which viewers move freely, gauge distances and experience the atmosphere. Capture is carried out so that no disruptive gaps remain – every niche, every transition and every relevant perspective is included.

How your Raumpuls is created
We first align on goal and scope, capture the property systematically from enough positions, and process the recordings into a fluid 3D model. On request we add information points, floor-plan and dollhouse views, and links to further content. We hand over the result as an embeddable link you can use on your website, in portals and in direct communication.
Why dimensional accuracy makes the difference
A tour that merely looks good is adequate for marketing and worthless for everything else. Raumpuls is therefore created with methods that record geometry and image simultaneously: every point in the model carries depth information. In practice that means the finished twin can be measured – wall lengths, clear heights, window widths, distances between doors. For an interior designer planning a layout, or a tradesperson needing a survey, that is the difference between an attractive picture and a usable working basis. The extra effort compared with a pure panorama is small, the difference in later usefulness considerable.
What can go wrong during capture
The most common shortcomings arise not from the technology but from preparation. Too few standpoints create jumps in which the viewer loses orientation. Closed doors cut rooms out of their context. Unfavourable light – one room against the midday sun, another in semi-darkness – makes the same property look inconsistent. And heavily furnished rooms create shadows in the geometry that cannot be closed afterwards. We therefore clarify before the appointment which areas need to be accessible and at what time of day the lighting is most favourable.
The twin as a shared reference
The practically underrated benefit lies in internal coordination. When agent, owner, tradespeople and planners discuss the same property, experience shows they are discussing different mental images of it. A link to a specific spot in the model ends such misunderstandings faster than any description in an email thread. That applies particularly to parties who were never on site – to investors elsewhere in the country, to inheritance communities with scattered members, or to specialist firms asked to quote without travelling.
Reuse beyond marketing
The capture happens once, the benefit remains. The same recording later serves as a basis for area calculation, as building documentation for insurance and maintenance, as a handover protocol on tenant changes, and as a starting point for conversion planning when existing drawings no longer match reality – which in existing stock is the rule rather than the exception. Anyone considering these uses from the outset makes different decisions during capture: plant rooms, cellars and ancillary areas then belong in it too, though they would be irrelevant for marketing alone.
How many standpoints a property needs
The number of capture positions determines the quality of the result more than any other detail. As a guide, allow one position every two to four metres of route, plus one per room, per doorway and per level change. Rambling layouts and stairwells increase the count disproportionately, because every interruption of the line of sight requires another point. Skimping here produces a tour with jumps in which viewers lose their orientation – and that is the most common reason a digital twin ends up unused.
What the twin cannot do
Honesty requires naming the limits too. A tour conveys geometry, materials and the lighting at the moment of capture. It does not convey the soundscape, the smell, the temperature or the atmosphere of the neighbourhood in the evening. The condition of individual components can also only be judged to a limited extent – damp, loose tiles or a creaking floor remain invisible. The twin therefore replaces no viewing; it pre-sorts. It answers the questions that can be answered digitally and saves the appointments that would have led nowhere.
Currency and lifespan
A digital twin depicts a condition and ages with the property. After a renovation, a tenant change involving structural alterations or a conversion, it no longer matches – and an outdated tour does more harm than none, because it creates confusion at the viewing. For marketing purposes, recapture after every significant change is advisable. For documentation the opposite applies: there the older state is precisely what holds value, which is why earlier captures should not be overwritten but preserved as separate points in time.
