The Challenge

The real estate agency Commercial Real Estate Büdingen faced a demanding task: marketing a historic country inn including an attached hotel complex in the heart of Büdingen's old town. The historically significant property consisted of a listed half-timbered building from the 16th century, a modern annex with guest rooms, a large banquet hall, and an idyllic courtyard. Due to the complexity of the building ensemble, the different construction periods of the sections, and the winding layout, potential buyers and investors found it difficult to get a clear picture of the room layout and the property's potential. Traditional brochure photos could not adequately convey the special historic charm, the condition of the listed structure, and the functional processes of the catering areas. Moreover, investors from outside the region were hesitant to travel for an initial viewing, as they could not assess the ceiling heights and the renovation condition of the half-timbered sections in advance.

Our Solution

FotoEstate developed a concept for a comprehensive, high-resolution virtual 3D tour of the entire hotel and gastronomy complex in Büdingen. During a two-day capture campaign, our photographer systematically scanned all areas of the property under optimal lighting conditions. Highly precise wide-angle cameras were used, perfectly capturing the warm character of the half-timbered architecture and the brightness of the modern hotel rooms. The completed virtual tour included an interactive dollhouse view of the complex, which made the spatial relationships of the buildings immediately understandable. We integrated numerous information modules (Mattertags) directly into the tour, providing detailed information on the heritage protection status, renovation data of the building services, and the condition of the gastronomy kitchen. An interactive navigation menu allowed users to switch purposefully between the dining area, ballroom, hotel rooms, and outdoor areas.

The Result

The virtual 3D tour from FotoEstate fundamentally changed the marketing dynamics for the Büdingen property. The threshold for nationwide investors and hotel operators to engage dropped drastically. In the first few weeks alone, the tour recorded numerous visits from all over Germany. Thanks to the transparent presentation, detailed questions about ceiling height and room layout could be clarified in advance, which minimized viewing tourism. After just six weeks, an investor from Bavaria came forward, who purchased the property following an intensive online walkthrough and only a single on-site appointment. Vacancy time was avoided, and the seller achieved the desired purchase price without lengthy renegotiations.

Project Deep Dive: Process & Details

The initial situation: A demanding marketing

Büdingen in Hesse is famous for its medieval old town with the almost completely preserved city wall and the magnificent half-timbered houses. In this historical setting, a traditional country inn was to be sold. The sellers wanted to market the property discreetly, but quickly reached their limits. Photos alone could not convey the size of the ensemble with its numerous rooms and ancillary spaces. Potential buyers had difficulty estimating the dimensions of the half-timbering, which blocked the sales efforts for months.

The hurdle: Overcoming uncertainty in potential customers

Buyers of historic hotel properties have major concerns regarding hidden renovation backlogs in the timber framing and impractical room layouts for hotel operations. They demand complete transparency before arranging an on-site viewing. The challenge was to digitally present the condition of the beam structure, the ceiling heights in the old building, and the modernity of the bathrooms in a way that potential operators could gain confidence without disrupting the ongoing hotel operations with constant viewing appointments.

The concept: Visual excellence and attention to detail

The concept of FotoEstate envisioned representing the historic building complex as an interactive digital twin (an approach that is heavily based on high-resolution scans, similar to how we also use them in 3D surveying of historic buildings in Kassel). The goal was to combine transparency and atmosphere. We planned to represent the transitions between the historic half-timbered house and the modern bed house seamlessly, in order to show the functional paths for the hotel staff. Every guest room and the entire kitchen area were to be continuously captured to make the technical condition of the connections and equipment directly visible.

The Implementation: Technology Meets Craftsmanship

The implementation was carried out using high-resolution HDR panoramic cameras. Our team scanned over 120 measurement points throughout the entire ensemble. We paid special attention to the correct lighting of the darker wooden beam areas to create a natural image without harsh shadows. In post-production, the panoramas were processed into a consistent model. We added information points that provided technical documents, floor plans, and legal heritage protection information at the click of a button.

The result: A flawless marketing success

The result was an outstanding success. The virtual tour was specifically sent to selected hotel investors. The detailed online walkthrough replaced the usually countless initial inspections. After just a few weeks, the property could be handed over to an experienced hotelier, who described the accurate presentation as decisive for his quick purchase decision. The seller benefited from a discreet transaction, and the developer from a smooth transition.
