The Bad Oeynhausen Clinic Center faced a major challenge in marketing and utilizing a sprawling, partially historic building complex that was to be used as a mixed residential and commercial building. Due to the intricate architecture and the enormous size of the complex, potential commercial tenants such as medical practices, therapy centers, and retailers found it extremely difficult to find their way on site. The traditional 2D escape plans and floor plans were confusing for laypeople and did not help in assessing the navigation for patients and customers. Many interested parties expressed concern that visitors would get lost in the building, which drastically reduced the attractiveness of the rental spaces. Although the brochure recorded views, these orientation concerns led to hardly any on-site visits. The Clinic Center needed an innovative tool that makes orientation in the building digitally tangible, demonstrates accessibility, and alleviates potential tenants' worries about the poor findability of their practices.
Our Solution
FotoEstate implemented a state-of-the-art Matterport indoor navigation system for the entire complex in Bad Oeynhausen. Using high-resolution 3D scanners, we captured every corner of the building complex with millimeter precision. Based on the digital twin created in this way, we integrated interactive indoor navigation (wayfinding). Visitors and prospective tenants can now navigate digitally through the building and receive precise instructions on directions from the main entrances to the respective units via visual signposts and information points. Special attention was given to visualizing accessibility, with elevators, ramps, and wide passages explicitly marked. The interactive 3D tour was directly embedded on the clinic center's landing page and integrated as a central selling point in the marketing brochure. This offered commercial prospects the opportunity to conveniently test the navigation for their future patients from a desktop or smartphone.
The Result
The introduction of Matterport indoor navigation fundamentally changed the marketing dynamics. On-site inquiries for the commercial spaces increased by over 50% within a very short time. Commercial tenants such as a physiotherapy practice and a dental practice could be acquired in record time, as they were immediately convinced by the simple navigation for their patients through the virtual tour. The average marketing period was reduced by an impressive 40%, thereby avoiding significant vacancy costs. The actual on-site viewing was only used for the final contract signing, as all relevant spatial questions had already been clarified digitally in advance. Project Deep Dive: Process & Details
The initial situation: A demanding marketing
The building complex of the Bad Oeynhausen Clinic Center had grown historically and consisted of several wings, intermediate levels, and staircases. While this complex architecture gave the property charm, it posed massive problems for marketing the units. Prospective tenants and brokers regularly lost their bearings during the initial viewings. In photos, the corridors appeared long and monotonous, which amplified concerns about poor patient navigation. The developer could not convincingly represent the actual size and logical connections between the floors. The bare square meter figures in the brochure were not sufficient to gain the trust of medical and commercial service providers, who rely on smooth and barrier-free accessibility for their partly mobility-impaired patients (whereas elsewhere, such as in the area calculation in Koblenz, exact figures increase value, here it was the disorientation that was the dominant blocker).
The hurdle: Overcoming uncertainty in potential customers
The biggest hurdle in renting out the spaces was the deep skepticism of doctors and therapists regarding patient routes. They feared that elderly or disabled patients would not be able to find the practices on the upper floors on their own. Since the building had several entrances, it was unclear which access was the shortest and barrier-free route to the respective units. Traditional exposés offered no answers to this. This uncertainty led to a marketing standstill, as commercial tenants did not want to take the risk of dissatisfied patients. It was only when FotoEstate presented a solution that made the entire route digitally visible and interactively experienceable that this mental barrier among interested parties could be effectively dismantled.
The concept: Visual excellence and attention to detail
Our concept envisioned creating a seamless, photorealistic digital twin of the clinic center and equipping it with an intelligent navigation layer. The goal was to give the user the feeling of physically walking through the corridors while being guided to their destination as if by magic. The storyboard defined three main paths: the route from the accessible main entrance to the elevators, the connection from the underground parking to the practice rooms, and the path from the pharmacy on the ground floor to the specialist practices on the first floor. By inserting information points (Mattertags), important details such as door widths, elevator dimensions, and accessible restrooms were also to be directly retrievable in the three-dimensional space.
The Implementation: Technology Meets Craft
For the precise measurement, our scan team used the Matterport Pro3 camera, which enables millimeter-accurate measurements in both extensive interior and exterior areas using LiDAR technology. Over two consecutive days, more than 150 scan points were set throughout the building to ensure seamless 3D coverage. In the subsequent post-production, the point cloud was processed into a three-dimensional dollhouse model. Our developers then integrated a customized navigation menu. The user can now select their desired practice from a dropdown menu and is guided step by step through the building via animated arrows on the floor – similar to a GPS system in a car, but highly precise indoors.
The result: A flawless marketing success
The result was a complete success for the Bad Oeynhausen Clinic Center. The average time spent on the website increased enormously, as potential tenants and their patients enthusiastically used the navigation. The proof of accessibility and the clear wayfinding convinced all major commercial tenants within eight weeks of publication. Incorrect viewings were completely eliminated. The developer was able to conclude the rental agreements long-term and on attractive terms, as the innovative tool reinforced the image of the building as a modern, patient-friendly health campus.
