However, paper plans of halls often differ from reality (for example, due to slightly sloping walls or hanging installations). 3D visualization in intralogistics: layout planning and automation

In modern intralogistics, efficiency, space utilization, and the level of automation determine the competitiveness of fulfillment centers and production warehouses. If conveyor technology, high-bay warehouses, or driverless transport systems (AGVs) are to be integrated into existing logistics properties (brownfield projects), an accurate data basis is essential. Outdated, two-dimensional hall plans pose massive financial risks due to assembly delays and collisions. FotoEstate provides logistics planners, supply chain managers, and property managers with contactless, millimeter-precise spatial data solutions. Using state-of-the-art 3D laser scanning (LiDAR), we record logistics halls during ongoing operations and create high-precision digital twins (scan-to-BIM), which serve as an incorruptible basis for layout planning and facility management.

1. Millimeter-precise shelf and layout planning

Maximizing storage capacity requires precise calculation of tramlines, support distances, and clear heights. However, constructed halls often deviate from the original CAD plans (crooked walls, later-installed TGA components). Our 3D laser scanners capture the hall with millimeter precision. In the generated 3D point cloud, logistics planners can virtually position the new high-bay systems, precisely measure aisle widths for forklifts, and maximize the use of space up to the hall roof (cube utilization) without any planning risk.

2. Collision testing (clash detection) for conveyor technology

The integration of sorting systems, conveyor belts, or mezzanine levels into existing halls is highly complex. Planned on-site systems often interfere with lighting suspensions, radiant heaters, or sprinkler systems, leading to costly modifications and downtime. We perform a digital target/actual comparison by overlaying the CAD planning of the new conveyor technology on the 3D point cloud of the existing hall. Any potential collision (clash detection) is immediately highlighted in red on the computer monitor and can be resolved through planning long before the assembly teams arrive at the construction site.

3. Data basis for automated guided vehicle systems (AGVs)

The use of autonomous mobile robots (AMR) and automated guided vehicles (AGVs) requires accurate 2D navigation maps and information about uneven surfaces. We extract error-free 2D floor plans from our high-resolution LiDAR scans, which can be imported as a direct routing mesh into the control software of the intralogistics robots. In addition, the evenness of the hall floors (according to DIN 18202) can be analyzed directly in the point cloud to ensure that autonomous high-bay forklifts can operate safely and without vibration.

4. Digital preservation of evidence in the event of a change of tenant (asset management)

Logistics properties are highly sought-after but heavily stressed assets. When changing tenants or logistics service providers (3PL), disputes often arise regarding damage (e.g., collision damage to gates, supports, or hall floors). When the property is handed over (and returned), we create a detailed, virtually walkable 360-degree scan of the entire hall. This visual 'time stamp' fully, legally, and incorruptibly documents the condition of the property, preventing disputes over deposit refunds or repair costs from arising.

Global e-commerce companies and logistics groups are constantly looking for new hall space. The physical inspection of potential locations by national expansion managers is time-consuming and costly.
